Job Summary The Project Manager is responsible for originating, scheduling, coordinating and implementing all aspects of the development of affordable housing and mixed-use projects.

Projects include new construction and rehabilitation of existing buildings. Status : Full-time, Exempt, Regular Location : Chinatown Neighborhood, San Francisco Hours : Work from home eligible, Monday through Friday, general business hours Salary : $108,158 - $113,850 annually ;

Job Responsibilities Work under the supervision of the Director of Housing Development and Associate Director of Housing Development to : Participate in initiating and evaluating new development opportunities, including necessary feasibility analyses related to acquisition of projects Work with other organizational staff, including Property Management, Construction Management, and Program / Planning and Resident Services staff in design and development of affordable housing projects and project-related programs Obtain necessary financing for developments including researching sources, preparing applications, working closely with financial consultants, lenders and investors, and participating in negotiation of financial terms as appropriate Solicit and coordinate work of project consultants including coordinating bid and qualifications processes to select development-related consultants Act as liaison between Chinatown CDC, its consultants, vendors, partners, and the community Participate in preparation or development of project-related budgets and schedules, and monitor / maintain each Obtain public entitlements and permit Negotiate construction documents and contracts;

monitor construction progress and resolve conflicts; oversee draws and monitor cost and budget. Work with and support other CCDC departments by maintaining communication of information necessary throughout design, construction and lease up.

Assist Property Management and Asset Management Departments with project transition by preparing documentation with essential project information for ongoing operation.

Coordinate or assist with logistics for special events such as ribbon cuttings, ground-breakings, and project openings Perform outreach duties and public relations work as needed including attending community meetings and participating in City / County policy planning and advocacy efforts, including making public presentations.

Undertake other tasks as may be assigned by the Director of Housing Development or Associate Director of Housing Development If skills permit, perform construction management / owner’s representative duties, as requested As needed, present reports to the Board of Directors and Board Committee(s) Other : Embody organization values (respect & compassion, empowerment, teamwork) Contribute to a safe and pleasant work environment Follow policies, procedures, and safe work practices Other duties as assigned Knowledge, Skills, and Experience : Ability to independently project manage new construction or rehabilitation projects under general supervision from Director of Development and Associate Director of Development Ability to work well independently and with a team Strong communication, negotiation, and conflict resolution skills Ability to adjust to changing situations and work under pressure Strong financial and quantitative skills, particularly working with spreadsheet programs Excellent written and verbal skill Minimum Qualifications : Bachelor’s Degree in Urban Studies, Business Administration, Planning, Architecture or related field Two (2) years of experience in managing new construction affordable housing development projects Knowledge of real estate practices and affordable housing issues in California, and construction / design issues related to housing development Knowledge of affordable housing development and finance, including tax credits and tax-exempt bonds Ability to put together and manage project pro formas and schedules Proficiency with Microsoft Word and Outlook Preferred Qualifications : Master’s in city planning, affordable housing development training, or equivalent Prior experience in non-profit housing project management Three (3) or more years of experience in affordable housing or real estate development Understanding of San Francisco economic, social, political and real estate context Demonstrated experience with housing finance Experience with Asset Management Powered by JazzHR
