About Our Client
Work for a premier mid-sized general contractor that is based out of Detroit with a focus on Industrial, Warehouse / Distribution, Office, Hospitality, Retail, Healthcare, & Brownfield projects.
Due to a strong pipeline, they are immediately seeking an experienced and driven Preconstruction Manager to lead their team of estimators on projects across Michigan alongside their Sr.
Vice President working on projects anywhere from $15M - $100M. This well-structured company offers proper support, a family-like feel, and a flexible working opportunity.
Job Description
The Preconstruction Manager (Detroit, MI) will :
- Prepare subcontracts, change orders, change directives, and work orders for review and action related to construction project administration.
- Maintain project files, insurance, and other requirements in accordance with established procedures.
- Assist with and attend when required, subcontractor progress, project team, and stakeholder meetings, distribute documents.
These meetings may be on-site or in the office.
- Provide support to preconstruction & estimating teams (e.g., meeting minutes, take-off, permit applications, subcontractor solicitation).
- Collect and organize project materials and maintain project files and job folders throughout preconstruction.
- Adhere to and actively participate in Oliver / Hatcher's ISO Quality Program.
- Lead GC, CM, GMP and Design-Build bid opportunities up to $10 million.
- Subcontractor procurement and buyout.
- Understand and manage value engineering exercises.
- Review plans for consistency and accuracy.
- Manage all levels of take-offs and apply unit prices.
- Level / scopes trades as part of a bid team on larger type projects as GC / CM.
- Have a general understanding of contract types.
- Understand typical scope of work delineation (writing scopes and level bids).
- Ability to call subs for coverage.
- Develop and maintain excellent subcontractor / vendor relations.
- Develop and expand bid lists.
- Prepare and send ITBs.
- Set up and define bid packs.
- Conduct quantity take-offs with OSC and / or Bluebeam.
- Create logistics plans where necessary.
- Develop bid scope summaries.
- Develop long lead issues list.
- Review bidding documents for completeness and accuracy.
- Qualify subcontract / consultant proposals.
- Run buy-out matrix until turnover.
- Negotiate and write subcontracts.
- Manage all RFIs through buy-out.
- Work with operations on buy-out documentation management.

The Successful Applicant
The Preconstruction Manager (Detroit, MI) will have :
- Bachelor's Degree in Construction Management, Engineering, Architecture or related.
- 4-5+ years of preconstruction experience with commercial construction projects (Mid-Level to Senior Position).
- Capability to assist in the lead of project pursuits in multiple market sectors including Commercial, Industrial, manufacturing, warehouse & distribution, and mixed-use.
- Demonstrated knowledge of building construction, materials, systems, market conditions, and trade practices.
- Knowledge of estimating and quantity takeoff software.
- Experience leading Preconstruction meetings.
- Previous supervisory experience managing and mentoring junior staff.
- Knowledge of work breakdown structures, CSI divisions, and Uniformat estimating formats.
