Job Description :

The Ventas Senior Housing Operational Portfolio (SHOP) group is seeking a dynamic leader responsible for growing, shaping, and supporting a $1B+ portfolio of senior living real estate.

We are seeking an excellent communicator, strategic thinker, team player, revenue-focused operator, and leader who can leverage analytics to translate into opportunity, then partner with on-site teams to drive portfolio NOI.

This highly valued member of the Ventas SHOP team will cultivate relationships with top senior living operators in the industry while effectively and efficiently managing an assigned portfolio of communities.

The major areas of focus of the Portfolio Manager :

  • Driving Operating Performance of the Assigned Portfolio : Work with operators to identify areas of opportunity, with high focus on sales strategies and pricing.
  • Strategic Portfolio Management : Conduct strategic on-site engagement that adds value to community and regional operational leadership.

This includes sharing best practices, pricing insights, sales strategies and data analysis that drives performance.

  • Initiative Execution : Ensure excellent execution of revenue, operating model, labor management, pricing, NOI and other optimization initiatives.
  • Focus on Leading Indicators : Monitor leading indicators that provide opportunities to influence outcomes, such as sales forecasting, sales metrics, competitor analyses, MSA (Metropolitan Statistical Area) demographic and economic trends, and current events that could impact the industry.

Key Responsibilities :

  • Collaborate with SHOP Portfolio team to align on key initiatives of focus, then tailor strategic operational plan to the needs of the respective portfolio.
  • Conduct frequent site visits to partner with on-site teams on delivering superior occupancy performance.
  • Focus activities on areas of impact, prioritizing projects that drive performance in the portfolio. Define and establish communication touchpoints with operators based on strategic, targeted outcomes.
  • Leverage predictive analytics and community-level performance data to prepare for on-site community visits.
  • Attend industry events and conferences, with focus on both interfacing with key leaders from assigned portfolio and developing network.
  • Ability to adapt communication style and approach as interactions vary between field employees, mid-level managers, and C-suite executives.
  • Key decision making around determining the right market, right asset, right operator.
  • Coordinate with Investments Team to transition new investments into the portfolio, operator transitions, monitor and report progress on active development and redevelopment projects within the portfolio, and assist with asset disposition identification and process.
  • Lead price volume optimization strategy, oversight, and execution for portfolio.
  • Monitor, review, interpret, and communicate portfolio performance.
  • Prepare and present ad hoc analysis to Ventas senior leadership team regarding strategic and tactical opportunities for the portfolio.

Qualifications :

  • Bachelor’s degree in finance, real estate, or a related field. Advanced degree preferred (e.g. MBA). 5+ years of experience for this dynamic role could include : multi-family asset management, strategic planning, market analysis, senior living operations, private equity, hospitality operations, health care real estate, banking, management consulting, strategic project management, or sales operations with solid business acumen.
  • Excellent presentation, oral, and written communication skills. Must be able to adapt to various communication styles within the senior living industry, from on-site front-line employees, to sales managers, community department leaders, mid-level operations managers, corporate executives, and C-Suite officers.
  • Results-driven orientation and commitment to accountability, defining success in numeric measures and performance indicators.
  • Core knowledge of real estate, financial statements, and accounting concepts is required, senior living or health care knowledge would also be a plus.
  • Track record of leveraging data and analytics to streamline processes, improve operations, and enhance asset values.
  • Superior critical analysis skills with the ability to evaluate complex problems from a business and legal perspective and recommend well-reasoned courses of action.
  • Ability to stay organized when working in a fast-paced, team-oriented and lean environment.
  • High emotional intelligence : strong interpersonal and relationship-building skills and demonstrated integrity.
  • Willingness to travel up to 60%.
