Description : About the Position :

About the Position :

This position is for someone who is well organized, independent, can move from one task to the next with ease, provide custodial / janitorial tasks, trash management, room setup / breakdown and minor maintenance services.

This is a moderate skill level position that must work in coordination with the Community Manager and Lifestyle Director for the overall day-to-day maintenance, janitorial and porter work for the community.

Essential Duties and Responsibilities :

  • Ensure the safety of facility users
  • Maintain exterior property and grounds
  • Maintain patios and furniture appearance
  • Coordinate with pool and cleaning contractors
  • Minor plumbing, electrical, carpentry, masonry, and painting work
  • Special projects as requested
  • Provide assistance with room setups, teardowns and decorations, tent setup, moving of tables, chairs, furniture, linens, staging, etc.
  • Have working knowledge of various HVAC systems and be able to diagnose minor issues such as thermostat failure, filter assessment and replacement
  • Schedule and complete preventative maintenance programs on equipment
  • Document work performed by filling out work orders and daily logs
  • Track expenses via American Express Receipt Policy and submit receipts daily
  • Provide reporting on maintenance issues

Individual must maintain a professional and courteous manner with owners, residents, visitors, contractors and fellow employees while performing duties, possess the necessary tools to effectively complete duties, and comply with company safety and uniform policies.

Individual must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships with the management team and volunteers.

  • Job Qualifications :
  • High School Diploma or GED
  • 5-years of General Maintenance or a related maintenance field
  • Demonstrate strong oral and written communication skills
  • Excellent problem solving and communication skills
  • Strong skills in customer service, time management and multi-tasking
  • Friendly, outgoing individual who can offer competent service to our clients

Tasks / Work Assignments :

At the direction of the Manager or Lifestyle Director, Individual may receive daily work assignments including, but not limited to, the following :

  • Perform custodial / janitorial duties in common areas, buildings, and surrounding property. Vacuum and clean carpets, sweep / power wash courtyard, sidewalk, stair and elevated walkway surfaces as needed to remove stains and improve appearance.
  • Routinely wipe down interior building features such as doors, handles, walls, trim, elevators and handrails, and equipment.

Generally, clean all Association property to the highest levels of appearance.

  • Remove and manage trash throughout the residential property, routinely cleaning trash receptacles and bins.
  • Perform maintenance and repair items as required, such as small painting projects, door and window repairs, lighting upkeep, and small carpentry projects.
  • Address emergency projects following loss events such as sink overflows, toilet leaks, fires, etc.
  • Address common area plumbing problems
  • Repair and upkeep of interior and exterior building features
  • Lift, pull and push materials and equipment up to 50 lbs. following appropriate safety procedures
  • Work in an upright standing position for extended periods of time
  • Crawl in small and tight spaces and work in different environmental working conditions (e.g., heat, cold, wind, rain)
  • Quickly and easily navigates the property / building as required to meet the job functions
  • Repeat various motions with the wrists, hands, and fingers
  • Climb ladders and work at heights above ground level (maximum 10 ft)
