Maintenance Technician with HVAC Certification

Title : Maintenance Technician with HVAC Certification

Reports to : Property Director and / or Onsite Manager

Supervises : N / A

The Maintenance Technician position is an upper level maintenance position. This position completes HVAC related requests for their assigned property.

This Maintenance Technician position provides general guidance to entry level maintenance technicians to assist them in prioritizing the handling of the Service Requests and other general maintenance requests for multi-family apartment communities.

The Tech position assist the lead technician in overseeing that all equipment is in good working condition and used safely in accordance with Safety and Training Guidelines of the company.

Must be able to handle work orders, make-ready and grounds keeping / pool duties as assigned. The Maintenance Technician maintains ongoing visible inspection and policing of community grounds.

MAJOR FUNCTIONS OF THIS JOB INCLUDE :

1) Respond to Resident / Management Requests and Service Requests.

a) Use Service Requests and schedules to establish priorities. Property Manager's requests and emergencies should be top priority.

b) Completes any maintenance service requests within scope of management responsibility.

c) Completes HVAC maintenance requests as assigned by Lead Technician and / or Property Manager.

d) Under the direction of the Lead Maintenance Technician, assists with application of pesticides or herbicides as needed.

2) Identify and Correct Hazardous Property Conditions. Participates in property inspections to identify and correct hazardous property conditions.

a) During normal course of duty look for needed maintenance and liability hazards and repair / report to supervisor.

b) Reports to the Property Manager and / or Lead Maintenance Technician any lease violations and community issues requiring immediate attention.

3) Performs Preventive Maintenance as directed by the Property Manager and / or Lead Maintenance Technician on Equipment and Apartments.

4) Prepare Vacant Apartments for Move-in.

a) Review the make-ready board or take directions from supervisor to determine action to be taken on apartments.

b) Make all repairs / replacements necessary for apartment to be occupied.

c) Apply touch-up paint as needed to apartment and area outside entrances.

d) Clean carpets in vacant and occupied apartments as directed by management team.

e) Remove trash from vacant apartments (trash out) prior to make-ready.

5) Clean and maintain pool daily. Monitor and maintain proper chemical balance of pool water. Update pool logs and / or records.

6)Attendance is an essential job function.

OTHER ASPECTS OF JOB

1) May be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc.

depending on property needs.

2) Attends and participates in meetings / training programs required.

3) Must have reliable transportation and tools used for basic maintenance.

Qualifications :

Must have a High School Diploma or equivalent. Trade school preferred.

  • Must be HVAC certified
  • Requires a minimum of 2+ - 5 years general maintenance experience and at least 6 months of apartment maintenance is preferred.
  • Must have experience in Electrical and Plumbing
  • Must be willing to work on weekends and on-call duty as scheduled.
  • Must use and carry a company cell phone to conduct company business only.
  • Requires intermittent standing, bending, crouching, pushing / pulling, lifting / moving / carrying (light to heavy weight material / appliances / equipment), climbing ladders / stairs, and walking on rooftops.
  • Requires manual dexterity sufficient to operate small-motorized equipment ( i.e. repetitive hand / wrist, griping and elbow motion).
  • Must be able to complete tasks wearing appropriate safety equipment (i.e. back belts, goggles, masks, gloves, etc.).
  • Must be able to read, write in English at intermediate level
  • Requires public contact and strong interpersonal skills (both verbal and written).
  • Must be able to apply common sense understanding to carry out instructions and plans.

Environmental / working conditions :

Will be exposed on a regular basis to outdoor environment (i.e. heat, cold, damp, rain, snow etc.). Will be exposed to chemicals.

Will also have light to moderate potential for exposure to injuries (i.e. chemicals, electrical, machinery, tools, lifting, etc.

Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, and compliance with general / company safety training;

wearing property equipment and following Company policies and procedures. We are a drug free company.
