Responsibilities
- Conduct routine assessments of the building systems operations.
- Be responsible for minor repairs, preventative maintenance and service requests on building equipment and components located in the interior and exterior of the building.
- Oversee the property’s mechanical, electrical, plumbing and fire systems, reports deficiencies to Management.
- Respond to requests in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems.
- Be pro-active with the buildings and creating / maintaining an ongoing task list of potential work for the property management group.
- Follow, and assist in the creation of, standard operating procedures (SOP’s) as needed
- Update management on status of open and closed repairs.
- Be the main point of contact for vendors on assigned properties. Check vendors in / out, escort them to area of assigned work, and take thorough notes of work performed.
- Enforce a safe jobsite and maintains compliance with company safety and OSHA-specific safety standards.
- A minimum of 3-5 years commercial building operations engineering experience preferred.
- Ability to handle multiple projects and make decisions independently.
- Proficiency in working with handheld devices (smartphones) and work tools.
- Must possess strong organizational skills and motivation to get the job done well.
- Must be comfortable in a fast paced and dynamic environment.
- Complete other duties as assigned
Qualifications
- General knowledge of skilled trades such as HVAC, plumbing, electrical, and carpentry
- Minimum of 1 year maintenance experience
- Technical Certification or higher education graduate preferred
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, i.
e. blueprints and mechanical drawings and mechanical maintenance instructions
Ability to communicate, verbally and in writing, effectively with guests / co-workers; respond to guest / employee requests, with high level of patience, diplomacy and tact.
Excellent interpersonal skills to provide overall guest satisfaction.
- Ability to work under time pressures and extensive hours.
- Strong organizational skills with attention to detail.
- Good computer skills preferred; Ability to use Excel
- Ability to stand and / or sit and continuously perform essential job functions for duration of shift
- Maintains professionalism at all times, demonstrating courtesy and respect to guests, employees and co-workers.
Physical Requirements : Mobility to stand, stoop, bend, crouch, reach, lift to 50 lbs., and dexterity to use various work tools to complete diverse maintenance repairs.
