Maintenance Supervisor

Job Summary :

Supervise maintenance staff and coordinate maintenance functions at Westbrook Care Center.  Oversee and perform maintenance services in compliance with City, State, and Federal Regulations as it applies to senior housing.  Assure that the housing community and property reflects and demonstrates a high quality of appearance and care. 20 hours per week.

Key Responsibilities

  • Maintenance & Repair

Oversee and perform routine and preventative maintenance to ensure safe, efficient operation of all building systems and equipment.

  • Troubleshoot and repair HVAC systems, electrical, plumbing, elevators, and emergency systems.
  • Coordinate maintenance of kitchen equipment in partnership with the Chef Supervisor.
  • Ensure timely completion of work orders and manage the upkeep of common areas, outdoor grounds, and resident units.
  • Respond to after-hours emergencies and assess immediate safety or maintenance concerns.
  • Team Supervision & Vendor Management

    • Hire, supervise, and evaluate housekeeping and maintenance staff.

  • Schedule maintenance activities and oversee performance.
  • Manage vendor contracts, schedule inspections, and ensure quality work.
  • Maintain inventory of tools, equipment, and parts; recommend purchases or replacements as needed.
  • Property & Compliance Oversight

    • Ensure all maintenance work complies with local codes and safety standards.

  • Prepare units for new residents, including renovations and cleaning.
  • Coordinate annual unit inspections and support compliance with health and fire inspections.
  • Participate in strategic planning for building updates and renovations.
  • Administrative & Budget Support

    • Complete required maintenance documentation and reports.

  • Assist with maintenance budget development and monitor expenditures.
  • Support landscaping planning and snow / ice removal coordination.
  • Attend staff meetings and engage in Cornerstone Management Communities’ professional network.
  • Cornerstone Culture

    • Work collaboratively with the Executive Director and staff to maintain a safe, well-functioning, and welcoming environment for residents.

  • Uphold confidentiality, reliability, and professionalism in all aspects of the role.

    • Qualifications :

  • High School diploma or GED plus specialized training of less than two years required.
  • Advanced training in electrical / mechanical / technical building systems and equipment preferred.
  • 3-5 years work experience in a similar maintenance position.
  • Boiler’s license
  • Valid Driver’s license
  • Demonstrated skills in supervising staff, including organizing and scheduling priorities and workloads.
  • Knowledge in negotiating bids for contracted services.
  • Ability to operate a computer for tracking maintenance activity and records.
  • Good verbal and written communication skills.
