BEAR Homes is hiring a Sr. Project Manager This position will be responsible for the management of the construction team that includes, project coordinators, and field superintendents.

The position requires a deep understanding of various project management skills along with the ability to lead and manage multiple direct reports which includes mentoring and training.

This individual, with the assistance from department staff, will be responsible for the successful completion of all assigned single-family construction projects which include spec and semi-custom homes.

This will include directing the planning, buyout, construction and closeout / warranty phases.

DUTIES AND RESPONSIBILITIES :

• Assist the VP with planning the departments short and long-term business objectives / goals
• Review Plans and specifications and provide comments.
• Promote collaboration between project management, field superintendents and sales teams to ensure successful turnovers / closings.
• Supervise due diligence, budgets, architectural design reviews, site engineering, permitting, scheduling and project coordination from start to completion
• Review cost analysis & provide value engineering suggestions.
• Responsible for financials (job costing / projections) of assigned projects.
• Monitor and assist with subcontractor pre-qualifications.
• Assists with developing and maintaining a trusted and capable network of external partners to ensure continuous success of the company’s strategic plan.
• Handles scopes & buy-out.
• Create and maintain overall slot schedule for annual housing starts
• Prepares schedules for each project.
• Provide support and assistance to the field superintendent to meet the project schedule and objectives.
• Assists with the planning and organizing of individual projects.
• Monitor Jonas Premier, Buildertrend, Smartsheet to ensure company procedures are followed.
• Oversee contract administration and change orders.
• Continuously monitor all projects to ensure their success.
• Works with accounting team to reconcile and manage job costs for projects.
• Leads or assists in complex project related issues.
• Approves and submits monthly pay requests of subcontractors and suppliers.
• Prepare building permit applications for all projects in conjunction with Project Coordinator
• Ensure regular communication between construction teams and clients to inform them of progress on their homes and build and maintain goodwill throughout the construction process in order to provide the best customer satisfaction possible.
• Conduct site visits to confirm the contractual requirements of the project are met and that work is completed in conformance with the specifications.

This will vary depending on job progress.

• Ensure OSHA and company safety policies are being followed and team has necessary training and support
• Leads, motivates, coaches, and develops direct reports.
• Continuously monitor staff performance at all levels. Assess and determine if training is required. Work through any subpar performances through appropriate channels.
• Follow, promote, and enforce safety policies, practices, and procedures. Assist with safety investigations and corrective actions related to safety hazards / incidents both in the workplace and on the properties.
• Foster environment of internal communication between construction team and other intercompany departments within the Bear organization

QUALIFICATIONS :

• 8+ years of solid hands-on experience with a GC or Residential builders as a Project Manager
• Degree in Construction Sciences / Engineering or related field preferred
• Knowledge of local Building Codes is required
• OSHA certified
• Knowledge of Project Management Scheduling Software
• Proficiency with Excel based Project budgets
