Primary Responsibilities :

This position will contribute significantly to the organization's success by managing programs, vendors and services that increase property and corporate NOI, strengthen operating efficiencies, minimizes risk, and enhance the resident experience.

As a Director of Procurement , your primary responsibilities are to actively managing the procurement process with the primary goal of improving vendor performance, achieving expense savings, and strengthening the compliance of our programs.

Specifically, this includes :

  • Establishing and defining procurement standard operating procedures for company including but not limited to contract legal requirements, ethical standards, supplier diversity goals, applicable laws, and regulations.
  • Developing analytics to track and monitor program participation rates at department, region, and community level as well as measurement of annualized cost savings of all Bozzuto purchasing programs.
  • Establishing a contract database for all BMC master contracts to track annual expirations.
  • Collaborating with Executive and Senior leaders to analyze property and corporate level operational practices, vendor relationships, and financial performance to uncover opportunities to develop programs both internally and with vendor partners.

Provide monthly performance reporting to applicable Executive and Senior Leadership.

Initiating and assisting with negotiating company service and supply contracts for new and existing vendors across all management company departments and for operating companies, as needed.

Manage the Request for Proposal (RFP) process including bid leveling, award and contracting process. Partner with Bozzuto’s legal counsel to review and finalize agreement language and submit to the appropriate signing authority.

Ensure all national contracts’ language falls within legal guidelines and systems requirements.

  • Conducting quarterly business reviews with key vendors to discuss KPI performance, cost adherence, and other related topics.
  • Ensuring all purchasing programs have strict risk controls and purchasing safeguards and assist Senior and Regional leaders to ensure all communities are purchasing through required channels with strict adherence to company policy.
  • Auditing invoices as needed to ensure invoice amounts align with company level contracted fee structure; resolve discrepancies in invoices prior to release of payment.
  • Collecting and maintaining all compliance related vendor documentation (COIs and W9s) in the established system of record for company contracts.
  • Serving as the escalation point for teammates for vendor related issues, as needed.
  • Partnering with regional teams to consolidate purchasing power for regional based property related services like landscaping, janitorial and fire, life, and safety.

Provide expertise and training in scope review, bid leveling and contract award to ensure consistency across regions.

  • Collaborating with client services quantitative and qualitative benefits of our procurement programs as needed for client presentations.
  • Researching and recommending opportunities for new and expanded revenues and decreased costs via creation, evolution, or expansion of new and existing services.

What You Bring to Us :

  • BA / BS degree required.
  • Minimum of 7 10 years of experience in corporate procurement services for a large organization is required. 3+ years of experience in multifamily or property management industry is strongly preferred.
  • Proficiency with property management software platforms, preferably Yardi.
  • Expert negotiator possessing strong business development and closing skills.
  • Excellent customer service skills, positive attitude and strong work ethic.
  • Strong communication (written and verbal) and presentation skills.
  • Strong financial aptitude and analytical skills.
  • Business travel as needed for leadership meetings, client meetings or site visits.
