JOB SUMMARY :
Under supervision, performs a wide variety of general maintenance tasks associated with building trades as, both inside and outside the buildings.
Maintains buildings and grounds areas. Uses a variety of hand and power tools and equipment necessary for all work functions.
Responsible for prompt repair of and ongoing maintenance of facilities. Troubleshoots and repairs problems. Keeps thorough and accurate records of all work performed by updating work orders assigned via the computerized maintenance software system.
ESSENTIAL DUTIES AND RESPONSIBILITIES :

- Performs routine preventive maintenance and repairs of buildings and equipment.
- Performs general maintenance, such as trash pickup, pavement scrubbing and powerwashing, of grounds, ramps, parking structures, etc.
- Monitors Building Management System to ensure proper operation, reports alarms and other issues to supervisor.
- Troubleshoots, maintains and repairs security gates, passenger boarding bridges and associated auxiliary equipment, baggage carousels, overhead doors and other equipment.
- Performs preventive maintenance on air-handlers, exhaust fans, makeup air units, and other HVAC equipment and replaces compressors, motors and other components associated with such equipment.
- Changes lights bulbs, light fixtures, ballasts, and performs other light electrical tasks as assigned.
- Assists contractors, vendors or consultants performing building maintenance repair and / or rehabilitation.
- Performs space remodels and other general maintenance tasks to include drywall repair or replacement, removal of old and installation of new flooring and ceiling tiles, painting, etc.
- Installs and replaces indoor and outdoor signage.
- Updates all assigned work orders in a timely manner.
- Operates various types of equipment and hand tools as part of snow removal crew.
- Maintains the work area, vehicles and equipment in a neat, clean and orderly condition.
- Performs all work in accordance with established safety practices and procedures and federal, state and local safety, building, security and other codes, rules and regulations.
- Performs other duties as assigned.
REQURIED KNOWLEDGE AND SKILLS :
- High school diploma or GED. Two years of vocational or technical training in carpentry, HVAC, pluming or other building trades discipline.
- 2 years’ experience in carpentry, plumbing, HVAC or maintenance in a commercial facility, or an equivalent combination of education and experience.
- Ability to plan work based upon guidance from supervision and exercise a certain level of independent judgement when completing assigned tasks.
- Ability to read and interpret blueprints, drawings, plans and technical reference manuals.
- Ability to lay out work and estimate time and materials required to properly complete installations, replacements and repairs.
- Ability to use meters and other diagnostic tools to troubleshoot various pieces of equipment as assigned.
- Ability to interact objectively and positively with employees, contractors and the general public.
- Basic computer literacy and ability to use email, navigate maintenance applications software, timekeeping software, and other programs as needed.
- Skill in the use and operation of manual and power tools commonly used in facilities maintenance.
- Employees are required to be available and on-call 24 hours per day, seven days per week to respond to emergencies and / or seasonal weather conditions.
- Employees must able and available to work overtime as required.
NOTES :
- Candidate must be able to pass required FBI fingerprint-based criminal history record check in addition to pre-hire and random drug and alcohol screenings.
- Candidate must maintain an appropriate level airport badge at all times.
LICENSES AND CERTIFICATIONS :
Valid Michigan driver’s license
PHYSICAL REQUIREMENTS :
- Work is performed in both an office environment and field work, with some exposure to dangerous tools, equipment, machinery, inclement weather conditions, high noise levels, dirt, dust and fumes.
- Physical requirements include stooping, standing, walking, working at various heights, working off bucket trucks and aerial lifts, climbing stairs / ladders and ability to lift / carry heavy loads of 80 lbs. or more.
