Singular Builders is a young commercial construction company in the Bay Area founded by two industry veterans. We look to perform construction for complex, sophisticated and unusual projects.

Our name is new, but our projects and approach are familiar. Renovations, retrofits, affordable housing, high-end interiors, and inner urban infrastructure are the type of projects that we seek.

We have decades of experience working together on some of the most complex, interesting and beautiful construction projects throughout California.

Position Summary

The Senior Project Manager Position oversees the construction and delivery of multiple construction projects and / or large contract value projects.

This position is the primary point of contact with the client. Responsibilities include contract preparation, on-site coordination, quality control, and all aspects of contract management.

Communicates directly with subcontractors concerning project cost, staffing, and scheduling. Prepares project status reports to ensure plans adhere to contract specifications.

We seek skilled managers with proven abilities to manage the Client while concurrently leading and mentoring a team of project team members.

Essential Functions

Essential duties and responsibilities include but are not limited to :

  • Develops and administers project budgets and contracts, executes project cost estimating and value engineering, as appropriate.
  • Monitors and coordinates work performed by subcontractors to ensure compliance with project contract requirements.
  • Manages difficult construction issues, consults with subject matter experts to identify solutions to minimize risks while maintaining project integrity and safety.
  • Reviews and interprets designs, architectural drawings, and building specifications to initiate revisions where appropriate;

advising clients on how to achieve required results.

  • Ensures project operations are in compliance with design specifications per company document control procedures.
  • Reviews and approves change orders and subcontractor invoices for payment.
  • Holds project team meetings, delegates and holds team accountable to complete their responsibilities through support, collaboration and mentoring.
  • Manages construction progress, schedule, and overall compliance with contract and construction requirements along with the Project Superintendent.
  • Tracks and approves submittals; documents owner's comments, ensures subcontractors are in compliance.
  • Maintains all drawing logs, submittals, samples and correspondences of projects per the company procedures.
  • Reviews and approves invoices, requisitions, and other project billings for accuracy.
  • Reviews and makes recommendations for change order work.
  • Reviews and collaborates with Superintendent to schedule proper work sequencing to manage project delivery per the contract agreements.
  • Serves as a Representative of the company in a professional and conscientious manner.
  • Executes and delivers to Client all documents, operating manuals and maintenance manuals upon project completion.
  • Prepares operational required operational reports as required by company ownership or other management.
  • Coordinates with Superintendent to uphold a safe work environment.

Supervisory Responsibility

  • This position has supervisory responsibility direct and indirect over Project Managers, Assistant Project Managers, Project Engineers, Interns, and other staff assigned to the project.

Position Type / Expected Hours of Work

  • This position regularly requires long hours, must be willing to work weekends, evenings as driven by the project schedule.
  • Can expect to work outdoors in all kinds of weather and under risky conditions.
  • Physical requirements - Must be able to access and navigate all areas of the construction site.
  • Must be able to lift up to 40 pounds at times.

Travel

Travel is primarily local during the business day.

Required Education, Skills and Experience

  • Bachelor's degree in Construction Management or Civil Engineering or related field.
  • 8 plus years industry General Contract construction project operational management experience with developed leadership skills.
  • Demonstrated and proven reputation with being client-focused.

MUST HAVE GENERAL CONTRACTOR CONSTRUCTION EXPERIENCE

Knowledge of :

  • Methods, materials, equipment and techniques of design and construction.
  • Business and management standards involved in planning, resource allocation, production methods, and coordination of people and resources.
  • Layout, surveying, scheduling, drawings, and construction sequence.
  • Architectural design.
  • Contract documents and specifications.
  • Budgeting, cost estimating, and procedures.
  • Federal, state, and local building codes, ordinances, and regulations.
  • Building components and how they function.
  • Project administrative procedures.

Skill / Ability to :

  • Ability to read schematics, blueprints, drawings and technical manuals.
  • Interpret oral and written instructions.
  • Plan and prepare schedules.
  • Organize resources and establish priorities.
  • Negotiate and manage contractual agreements.
  • Offer technical guidance and / or supervision to architects, structural engineers, and independent building contractors.
  • Take charge of contract compliance to execute to the Client’s satisfaction.
  • Analyze and manage workflow.
  • Use applicable computer programs (Word, Excel, MS Project, Bluebeam etc.), specialized software utilized for construction management.
  • Create succinct and clear oral and written presentations, especially pertaining to construction estimates, schedules and services.
  • Confront issues, make decisions and resolve conflicts.
  • Establish partnership and foster relationships with co-workers, subcontractors and owners to support their success.
