What we are looking for Aleto Inc. is seeking to hire a Project Manager-Space Planner to provide support for space planning, design, and related analytical services to the client's managed lease or owned space to create useable areas.

Work includes significant project management responsibility. Expert knowledge of the function and responsibility for the development of work plans or implementation strategic direction;

discerns priorities in conjunction with the COR, program / project manager, and the accounts director - assists in the development of the day-to-day tactical plan for the project or team.

Ensures accomplishment of projects as assigned by the program / project manager and client. This position will be Hybrid with Onsite requirements at the Washington D.

C. Agency HQ. Some travel may be required.Interview Process If you are selected for an interview, you’ll be contacted for an interview through Google Meet or by telephone.

The process averages 3 weeks from initial contact to interview. After all candidates are interviewed, Aleto will notify you of your application status.

If an offer is extended, the start date is determined by availability and the amount of time it takes for the government background clearance process (depending on the client).

Project Manager-Space Planner -Essential Job Duties Duties may include the following. Other duties may be assigned. Supporting all aspects of project management including but not limited to stakeholder matrices, project schedules, project timelines, and mapping, and following up on project deliverables.

Follow-up with the client agency and General Services Administration program offices on outstanding requests.Assist in the preparation of budget and project funding documents.

Attend all project meetings virtually or in person and take meeting minutes to share with the team.Creating and delivering presentations and written products to varying levels of leadership.

Assist in the development of checklists, Standard Operating Procedures (SOP), and other tools to ensure steps are not missed in the regional or HQ projects.

With guidance assist in the updating of facilities orders and directives. Creating and delivering regular weekly status updates of all Regional and HQ projects.

Provide project management support on the preparation, coordination, and review of new and existing client agency Directives, Orders, SOPs policies, and organizational changes.

Prepare action memorandums, policy documents, and briefing materials for senior management review and approval. Assist in the coordination and review of internal directives / orders amongst the Executive Management Team (EMT), Policy Review Team, Policy Council, and client agency program offices, coordinating comments, proposing resolutions, and preparing a final submission in the client agency’s Electronic Document Management System (EDMS) for approval to the Administrator.

Maintain and control the directive numbering system for tracking purposes in SharePoint. Assist client lead on client agency’s organizational evaluations and assessments in response to proposed agency re-organizations.

Update the internal and external SharePoint site as needed, as well as maintain the archival documentation for all client-agency directives.

Assist in the development of an updated SOP specifically for client-agency reorganization guidance. Attend all meetings, and provide meeting notes and next actions needed.

Prepare and present training agency-wide. Support client agency with all activities related to addressing the Paper Reduction Act.

Conduct reviews of all client space assignments to verify effective space utilization and identify the requirements and opportunities for changes.

Assist with the planning & development, execution, and close out of interior projects to contribute to the client's brand and workplace innovation strategy including but not limited to : SchedulingEstimating / BudgetingDeveloping Scopes of WorkReviewing and responding to submittals and requests for information (RFI)Developing design intent drawingsReviewing and responding to change order requests;

andOverseeing Administration, Construction Management, transfer of documentation, and turnover to building O&M and branch staff Coordinate with other client personnel and external vendors / contractors to ensure delivery of a successful project space documentation and data is accurate and conform to the client’s design / software standards.

Maintain thorough records and report periodically, as required, on project status, risk, and progress.Facilitate and coordinate government agency furniture planning and installation, including but not limited to procurement advisory services, furniture standards development, and ad hoc furniture project management following the agency’s space policy and contracts.

Conduct design and construction meetings with clients to review contract documents and drawings, furniture specifications, space plans, and finish selections.

Participate in meetings as required for project coordination with Architects, Engineers, AV / IT, General Contractors, Project and Building Management staff, and other stakeholders.

Review all project documents for compliance to plan, budget, schedule, etc., and raise concerns or flag issues to agency staff.

ALETO JOB DUTIES SECONDARY JOB DUTIESCompliance with all Aleto processes, standards, and guidelines including utilizing the employee and intranet platforms, clocking in and / or entering time daily, submitting expense reports, providing monthly progress reports, etc.

Education / Experience : Must be able to obtain an active HSPD-12 public trust credential.U.S. CitizenshipBachelor’s degree in Architecture, Engineering, Interior Design, Construction Management, or Facility Management 7+ years of related experience in delivering Architecture, Construction Management, Interior Design, Furniture, or Facility Management professional services, including demonstrated success as the lead project manager on several projects of $500,000 and / or 50,000 RSF minimum.

General knowledge of commercial and government workplace design, including GSA space assignment policy and BOMA space standardsAbility to read and understand construction documents and blueprints.

Ability to understand and apply OSHA and ADA requirements, and all building and safety codes.Relocation and / or Decommissioning experience a plusPMP, CCM, CACM, or CFM credentials are a plus.

Familiarity with the Paper Reduction Act is a plus Technological Skills : AutoCAD, RevitMS Project, Primavera, or equivalentePM software such as Kahua or equivalentProficient in Microsoft OfficeProficient in Google WorkspaceAbility to learn new planning, drawing, design, and specification software.

Experience with IWMS software desired; experience with FM : Systems software a plus Required Knowledge and Skills : Excellent written and verbal communication skills must be comfortable presenting to clients and executive personnel.
