Position Title : Tax Credit HUD Housing Leasing Specialist
Department : Property Management
Reports To : Property Manager or Regional Manager
Job Summary :
The Tax Credit HUD Housing Leasing Specialist is responsible for the leasing and administrative functions of properties under HUD and Low-Income Housing Tax Credit (LIHTC) programs.
This position ensures compliance with all applicable regulations, manages resident relations, and contributes to achieving high occupancy rates through effective leasing strategies.
Key Responsibilities :
Leasing and Marketing :
- Greet prospective residents, conduct property tours, and explain the benefits of the community.
- Process rental applications, including background checks, income verifications, and third-party verifications.
- Maintain up-to-date knowledge of available units, market trends, and property amenities.
- Prepare and execute lease agreements, ensuring all HUD and LIHTC requirements are met.
- Implement and manage a marketing plan to attract and retain qualified residents.
Compliance and Documentation :
- Ensure compliance with HUD and LIHTC regulations, including tenant income certifications, annual recertifications, and other required documentation.
- Maintain accurate and complete resident files, ensuring timely submission of all required reports to government agencies.
- Stay informed of changes in HUD and LIHTC regulations and adjust leasing practices as necessary.
- Assist in preparing for and participating in property audits and inspections by regulatory agencies.
Resident Relations :
- Address resident concerns and complaints promptly and professionally, escalating issues to management as needed.
- Coordinate with the maintenance team to ensure timely resolution of work orders and apartment turnovers.
- Organize and participate in resident events and activities to promote community engagement and satisfaction.
Financial Responsibilities :
- Assist in the collection of rent and other fees, ensuring adherence to rent collection policies.
- Monitor accounts receivable, follow up on delinquencies, and initiate eviction proceedings when necessary.
- Assist in the preparation of financial reports related to occupancy, leasing activity, and rent collection.
Administrative Duties :
- Maintain accurate records of all leasing activities, occupancy, and resident interactions.
- Assist in budget preparation and adhere to budget guidelines in day-to-day operations.
- Manage and track leasing office supplies, ensuring an efficient and organized workspace.
Qualifications : Education :
Education :
- High school diploma or equivalent required.
- Associate’s or Bachelor’s degree in property management, business administration, or a related field preferred.
Experience :
- Minimum of 2 years of experience in affordable housing, preferably with HUD or LIHTC properties.
- Experience in property management, leasing, or a related field.
Skills :
- Strong knowledge of HUD and LIHTC regulations.
- Excellent customer service and interpersonal skills.
- Ability to multitask and manage time effectively.
- Proficient in property management software and Microsoft Office Suite.
- Detail-oriented with strong organizational skills.
Certifications :
HUD Housing Specialist Certification, LIHTC Certification, or equivalent preferred.
Working Conditions :
This position requires working on-site at the property and may involve weekend or evening hours depending on leasing needs and community events.
Physical Requirements :
- Ability to sit, stand, and walk for extended periods.
- Must be able to lift up to 25 pounds occasionally.
