We are currently searching for a Construction Manager to join our development team! This position manages the design and construction of new retail store locations for Bagel Brands, from project initiation or request through the solicitation of professional services, design, construction, and occupancy.

This position requires up to 50% travel to visit new markets.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Actively participates and assists in the development and execution of strategic and tactical real estate plans for Bagel Brands.
This may include interacting with senior level internal team members to understand business plans, projected store growth, etc.
to determine future and optimum real estate needs.
- Manages the development, construction, and implementation of projects for domestic properties with involvement in expansion and new market projects.
- Responsibilities by project phase include, but are not limited to the following :
- Pre-design responsibilities include partnering with the BB Design Team in writing, evaluating and recommending awards for RFPs relating to professional design services.
- Responsibilities during the design phase include defining scope and constructability along with conformance to company standards, developing project schedules, budgets, and securing jurisdictional approvals.
- During pre-construction, leads the bidding and award of General Contractors to keep projects within the established budget.
During construction, works with design and construction external partners to ensure conformance with scope and schedule, managing change orders, RFIs, submittals and reporting project progress accurately to senior management.
Closes projects out with turnover to Store Operations, reconciliation of costs and turnover of project documentation.
Prepares Capital Expenditure Authorization (CEAs), Request for Proposals (RFPs) and contracts for projects related to consultants, contractors, and vendors once the basic project scope has been determined.
Tracks construction project CEAs, budgets and schedules for each project. Ensures projects are completed on schedule, within budget constraints, and in accordance with relevant contracts.
- Plans, coordinates, organizes, oversees, and directs activities regarding the construction and remodels of assigned structures, facilities, and systems.
- Ensures safety standards and guidelines are followed on the jobsite and that all safety codes are met in construction.
- Oversees contract negotiations, revisions, and additions and adherence by all parties.
- Collaborates with team, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
- Manages and leads actions that are necessary due to delays, bad weather, or emergencies at construction sites.
- Develops and maintains good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craft workers.
- Performs other related duties as assigned.
- Ensures construction projects are completed on time.
- Tracks deliveries and installations on projects.
- Receives invoices and reviews against quotes prior to approval.
- Creates construction file and assembles project close out documents.
- Obtains all requirements needed to request Landlord TI reimbursements.
- Reviews lease and coordinates utility and trash disposal services.
- Updates status report weekly.
- Maintains all electronic construction file templates and ftp site.
- Works with the Design and Facilities teams to forecast long lead items.
- Reviews lease work exhibits for tenants' requirements on projects.
- Coordinates with design department project status / changes that affect prototype.
- Project specific vendor and order management as needed.
- Creates ongoing relationship with LL management from possession date until project construction completion.
- Schedules, manages and follows-up turnover to Operations and completion of punch list items.
- Works closely with the Facilities Team regarding assistance with Sub-contractor lists for the successful GC and providing feedback on equipment specifications.
Internal / External Interactions
- Works with various departments in organization.
- Must be able to communicate to all levels of Management.
- Must be able to take control and work independently without supervision.
EDUCATION - TRAINING - EXPERIENCE
- Undergraduate degree (professional preferred) in architecture, engineering, or construction management. At least five years of experience in the broad spectrum of Real Estate and Development activities, with a demonstrated emphasis and proven track record on building design, engineering, and construction management or as a responsible manager of these activities.
- Ability to read and interpret drawings and specifications.
- Ability to travel to construction sites often as needed to validate timelines and project status.
- Construction Manager certification by the American Institute of Constructors or Construction Management Association of America preferred.
- Excellent verbal and written communication skills.
- Proficient in Microsoft Office Suite or related software.
- Thorough understanding of contracts, plans, specifications, and regulations.
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
- Ability to effectively multitask while analyzing and solving problems.
- Thorough understanding of engineering, architectural, and other construction drawings.
- Must be able to traverse and inspect all areas of jobsite in all types of weather.
