Description :

The Project Manager II position is responsible for leading a project from its buyout to execution. This includes planning, execution and managing the people, resources, and scope of the project.

They work as a team with the Preconstruction and Project Superintendent to deliver successful projects to our clients.

  • Follow Processes and Procedures as outlined in the Elder PM SOP Manual.

ACTIVITIES

  • Set-up project budget in ProContractor within 2 business days of executed owner contract.
  • Create submittal log with lead times within 5 business days of executed owner contract or as needed.
  • Issue subcontracts to maintain project schedule or within 10 business days of executed owner contract whichever is less.
  • Maintain project logs;
  • Submittal Log
  • Request for Information Log
  • Request for Change Log
  • Contract Change Document Log (ASIs, CCDs, PRs, etc )

5. Prepare OAC Meeting Minutes weekly.

6. Conduct OAC Meeting weekly. Distribute Meeting Minutes within 48 hours of meeting.

7. Prepare Subcontractor Meeting Minutes weekly. Distribute Meeting Minutes within 48 hours of the meeting.

8. Conduct Contract meetings with subcontractors on any Subcontract over 100k or as the risk necessitate the need.

9. Conduct Preconstruction Meetings onsite prior to Mobilization with all major trades.

10. Complete Owner Change Orders and Subcontract Change Orders by the 25th of each month.

11. Approve all necessary invoices on a weekly basis.

12. All invoices to be included in monthly Contract Billings must be completed by the 10th of each month.

13. Update Work In Progress by the 10th of each month.

14. Write and send RFIs. Distribute to affected parties.

15. Process and approve all submittals. Distribute submittals to all necessary parties.

16. Turn-in timecard on a weekly basis.

17. Participate in OAC Punch list. Distribute Punch list to subcontractors within 24 hours.

18. Complete Project Closeout with 20 business days of substantial completion on the project.

19. Code and approve credit card statement on a monthly basis.

20. Prepare annual career development plan.

Requirements :

TECHNICAL REQUIREMENTS

  • Minimum of 5 years experience as a construction Project Manager or related field.
  • Understand project cost controls including;
  • Contract vs. budget vs. committed cost
  • Understand and use cost reports
  • Understand and update projected profitability
  • 3. Understanding of different Owner Contract Structures to include;
  • Lump Sum
  • Cost Plus a Fee (T&M)
  • Guaranteed Maximum Price with Contingencies

4. Understanding of Project Risk Management to include"

  • Project Documentation
  • Subcontracting
  • Change Orders
  • CPM Scheduling
  • Safety

5. Be capable of obtaining CPC Certification or similar within 6 months of employment
