Facilities Maintenance Technician

Job Title

This position will work (4) 10-hour days, Sunday through Wednesday. An employee in this class has the primary responsibility for maintaining the Village's buildings which includes performing semi-skilled to journey level skilled trades and overseeing varied contractors performing repair and specialized maintenance of facilities such as HVAC, roofing, major new electrical and plumbing installation, masonry, etc. Trades work performed includes electrical, carpentry, plumbing, construction, and painting requiring basic to journey level skills depending on assignment. Work requires initiative and knowledge of the varied trade practices and skills and pool operator certification. The employee provides oversight of internal staff when assigned to assist in building maintenance functions. Work is performed under general supervision of the Buildings & Grounds Superintendent and is reviewed through observation, and discussion for quality, appearance, and functionality.

Typical duties and responsibilities include :

• Performing basic to journey level trades work in several trades such as electrical, carpentry, painting, masonry, plumbing, and / or HVAC.
• Supervising and overseeing the work of contractors installing new roofs, major electrical or plumbing systems, repairing complex HVAC issues, or making major repairs on electrical, plumbing, etc., and ensuring work completed in accordance with Village requirements and according to safety standards.
• Repairing and maintaining interior and exterior lighting, installing and replacing lights, light fixtures, and ballasts, installing and repairing switches and outlets, mapping outlets to the panels boxes for easy reference, installing / running wires and fuse boxes assuring grounded properly without any cross wiring, adding indoor and outdoor lighting fixtures, maintaining electrical panels, and testing capacitors and relays.
• Performing plumbing, maintaining, repairing, and installing plumbing fixtures, unstopping drains, installing valves, toilets and urinals, repairing leaks in toilet and kitchen plumbing fixtures, maintaining pipes and pumps at the splash pad, and installing and maintaining yard hydrants.
• Maintaining HVAC systems, following preventative maintenance schedules and troubleshooting issues to include diagnosing the problem, repairs and / or replacing capacitors, relays, contactors, adding refrigerate, replacing filters and condensate cleaning, testing boilers, maintaining pneumatic system and chiller, and cleaning electric and gas heaters.
• Performing carpentry and related construction work, framing and insulating walls and installing trim molding, repairing, remodeling and / or replacing building structures and offices, repairing lose hinges, planes and trims stuck doors, caulks and glazes windows and replaces broken glass, builds shelves, cabinets and fences, removes rotting floors, levels floor joists, installs new sub and main floors, molding and trim, hangs, replaces, or repairs walls, patches holes, and generally replaces, fixes, or repairs any damaged wood to buildings and picnic areas.
• Maintaining Splash Pad, monitoring and applying required pool chemicals, cleaning drains and filters and performing general maintenance on pad.
• Assisting with set-up and removal of stage for special events.
• May develop materials and supplies list needed for jobs assigned and purchases materials and supplies.
• Performs all work in accordance with OSHA and Village safety standards and regulations.
• Responds to citizens' questions while working on projects providing clear information on the project and / or referring the person to the appropriate resource within the Village.
• Performs other duties as assigned.
