Position Summary

The primary role of Land Acquisition Manager is to provide real estate acquisition opportunities to fulfill the company's production objectives by pursuing prospective leads through internally prepared and proprietary primary market research, personal contacts (brokers, developers, bankers, builders, engineers, etc.

This position is based in Houston and intended to assist the company's current and future land development and lot acquisition activities in the state of Texas and to help facilitate expansion.

This individual will support the implementation and execution of systems, programs, and processes to ensure proforma development budgets, underwriting, schedules, quality and adopted company standards.

The company's goal is to aggressively grow community count in the entry level housing space in Houston, Texas.

Duties & Responsibilities

  • Underwrite potential acquisition of land and lots for development and home construction
  • Identify and analyze major risks affecting new acquisition opportunities
  • Research, understand and prepare market analysis related to supply and demand forces
  • Possess broad network of contacts to facilitate new site opportunities
  • Prepare materials for and / or participate in presentations to management, regular internal meetings, and most importantly, ad hoc presentations.
  • Manage document flow (LOIs, PSAs, etc.)
  • Manage the entitlement process (Planning and zoning, City Council, Staff approvals)
  • Direct the coordination of engineering plans
  • Oversee the permitting process - City, County, etc.
  • Monitor billing, cost controls and project accounting with Finance Team
  • Prepare project level budgets and forecasts
  • Additional duties as required

Requirements :

  • 3+ years of residential acquisition & development experience
  • Ability to drive the market weekly
  • Exceptional organizational skills with the ability to prioritize and multi-task
  • Ability to work independently and as a team member; high level of initiative and strong work ethic
  • Flexible with positive attitude and willingness to work additional hours to complete projects within fast-paced, team-oriented, entrepreneurial environment
  • Expertise in Microsoft Excel and Word, and Microsoft Outlook
  • Excellent written and verbal communication skills
  • Reliable transportation and clean driving record

PREFERRED QUALIFICATIONS

  • 5+ years of single family subdivision acquisition experience
  • Bachelor's degree in real estate, Finance, Civil Engineering, Construction Management, Business Administration, or other related programs

PHYSICAL DEMANDS

  • Lifting heavy objects occasionally, up to 10 pounds frequently, and frequently moving small objects
  • Sitting for long periods of time
  • Walking jobs, standing, occasionally for extended periods
  • This position works outdoors 50% of time and indoors 50%
  • Must have manual use of hands and vision to use computer constantly
