Specialty Metals Subcontractor Project Manager – Multifamily

Location :  Varying Locations throughout SouthEast US

Job Type :  Full-Time | On-site / Field Hybrid

Stair South is a premier name as a known specialty metals manufacturer in the new construction of MultiFamily apartment buildings.

Position Summary

Reporting to our Senior Project Manager, our Project Manager is responsible for delivering Stair South's metal scopes on large-scale multifamily projects on time, within budget, and to the highest quality and safety standards. This hybrid position requires a strong field presence as well as strategic office leadership to coordinate subcontractors, manage materials and schedules, and ensure project success through proactive risk and change management. The ideal candidate will have proven experience on multifamily projects, working directly with General Contractors to achieve exceptional results. The individual is responsible for managing and creating their own schedule with regional overnight travel required 3-7 nights per month.

Key Responsibilities :

Project Management

  • Oversee the full lifecycle of a 12+ month metals installation project
  • Maintain ownership of scope, schedule, and budgets for varying projects
  • Team & Trade Coordination

  • Manage project schedules, prioritize tasks, and coordinate materials
  • Collaborate with other trades to meet project milestones
  • Change & Risk Management

  • Process RFIs, ASIs, and Change Orders in accordance with contracts
  • Identify risks and implement mitigation strategies to control costs and delays
  • Communication & Documentation

  • Maintain consistent communication with the GC, subcontractors, vendors, and internal teams
  • Track project status, risks, and action items using project management tools
  • On-Site Leadership

  • Provide strong field oversight; monitor material delivery, installation phases, and field coordination
  • Identify issues early and resolve them to keep the project on track
  • What We’re Looking For

  • Proven experience managing sub-contracted trades or general contracting projects in multifamily construction
  • Strong track record of collaborating effectively with General Contractors
  • Excellent leadership, organizational, and problem-solving skills
  • Familiarity with project management platforms
  • OSHA 10 (preferred)
  • Technical or college education in construction, engineering, or related field (preferred)
