The Role :

The Maintenance Technician II provides professional and courteous service to our residents through the timely completion of work order requests and / or other maintenance requests.

The Maintenance Technician II contributes to the overall property initiatives which are intended to enhance operating efficiency and safeguard the integrity of building and living units.

Assist the Maintenance Supervisor in maintaining all physical aspects of the property in an efficient, attractive, and functional condition.

The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and / or ability required.

High school diploma or general education degree (GED); with II+ years of hands-on experience in maintenance areas such as plumbing, electrical, carpentry, HVAC, pools (at locations where applicable), and basic knowledge of skilled trades and training;

or equivalent combination of education and experience.

Ability to read and comprehend instructions, short correspondence, and memos. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write correspondences. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other associates of the organization.

  • Ability to add, subtract, multiply, and divide, using whole numbers, common fractions, and decimals. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages
  • Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to define problems, collect data, establish facts, and draw valid conclusions of customer requirements.

Ability to interpret an extensive variety of technical instructions and deal with several abstract and concrete variables to deal with problems or situations.

EPA 608 Type I certification, CPO (preferred for locations that have a pool)

Key Accountabilities

  • Customer Service and Maintenance
  • Perform general maintenance duties such as, but not limited to, appliance and equipment repairs, HVAC repairs, basic carpentry, basic electrical, basic plumbing, and glass and screen replacement at the discretion of the Maintenance Supervisor.
  • Supervise or perform all work necessary to quickly bring vacated units to rent ready condition.
  • Complete work orders and other work responsibilities in a thorough, timely, reliable, safe, and satisfactory manner.
  • Assist the overall team effort in any way possible to enhance curb appeal.
  • Perform preventative maintenance on various building systems at the property.
  • Develop and maintain personal technical skills necessary to advance the associate's capabilities to respond to on-site situations.
  • Assist in identifying life safety issues at the site.
  • Understand and comply with Fair Housing laws and standards.
  • Strive to continuously meet or exceed resident satisfaction.
  • Exhibit a pleasant and professional attitude when interacting with residents, vendors, and fellow staff members.
  • Attend and participate in training programs as requested.
  • Ability to access and utilize technology for work order and talent management.
  • Assist with and attend community sponsored resident activities and functions.
  • Perform on-call emergency service as required.
  • Perform other duties as assigned.
  • Adherence to Property Management Rules, Regulations and Guidelines
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee / visitor / resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Complies with Avanath's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to the apartment industry.
  • Physical Demands & Working Conditions
  • The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols.
  • Frequent sitting and walking.
  • Reading, comprehending, writing, performing calculations, communicating verbally.
  • May work in an elevated site, may walk on uneven ground.
  • Occasional squatting, bending neck / waist, twisting neck / waist, pushing, and pulling.
