a branch of the Facilities Operations and Maintenance Division, provides comprehensive maintenance services in support of the University’s operations.

215. Applications will be reviewed online by the hiring department. This is a 40 hour work week schedule; Monday-Friday, hours to be discussed with supervisor.

Purpose

To make Facilities Operations Maintenance technicians more effective and efficient by developing, planning and scheduling the acquisition and allocation of resources and materials to accomplish maintenance work for existing and new systems and equipment.

Responsibilities

Add, edit, and retire equipment, develop and assign preventive maintenance instructions and parent-child relationships in the UT Works database.

Perform field verification of building systems, components, specification, attributes and parts for the systems and associated components.

Driving University owned vehicles to job sites will be required for this and most other functions. (30%)

Ensure UT Works data integrity and consistency of equipment, attributes, PM templates and checkpoints, data, and PM Standards to accurately reflect the complexity and variety of specific equipment.

Routinely define, execute and analyze exception reports related to existing equipment to ensure consistent PMs based on priorities of PMs. (20%)

Interface with project managers, engineers and PSPs from Campus Operations, primarily FOM and PDC to understand the project scope, review, verify available deliverables of data, equipment information.

This will include some investigation / research to find data and information when not provided. Load applicable information and documentation into UT Works equipment assets, attachment, URLs, PM Standards, Templates and attributes. (20%)

  • Provide timely and courteous customer service, keep Campus Operations thru technicians up-to-date on current service levels, procedures, exceptions and developments in UT Works. (5%)
  • Serve as a technical expert in support of preventive and reactive maintenance. This includes the new developments of technology, sequence of operations, complexity, codes and standards delivered with projects.

Work with Campus Operations to matchup VFA building assessment data with assets identified in UT Works. (5%)

Serve as the FOM subject matter expert in the further implementation and optimization of UT Works components : O&M, CPPM and ANA modules.

Identify resources to support program. Develop, refine and maintain business processes and procedures for FOM. This will include the direction and supervision of contracted services. (15%)

Provide support and coordination of projects and initiatives within FOM and the Engineering & Technical Support team. Drive University vehicles.

Maintain acceptable driver rating as established in Policy : UTS157 Section 2.5.4. (5%)

Perform other related functions as assigned. Work is performed in accordance with normal trade practices and is inspected for conformity to standards, quality and quantity by journey-level employees or supervisor.

Attends staff meetings, safety training and meetings. Required to carry University cell phone. May volunteer for the On-Call program.

Required Qualifications

High school graduation or GED. Seven to nine years of experience in facilities maintenance. Experience with maintenance of building structures and related HVAC, electrical equipment and sequences of operations, current technologies, IOT(internet of things) and complex systems.

Must have a good understanding and ability to recognize deficiencies of codes and standards, ability to read & write technical documents, read drawings, schematics and some logic coding.

Proficient experience with Microsoft Office applications, internet and the ability to learn new software. Equivalent combination of relevant education and experience may be substituted as appropriate.

Demonstrated excellent communication skills across multiple levels, self-starter, requiring minimal direction. Demonstrated ability to follow verbal and written work instructions.

Must have a current driver license. Candidate's Motor Vehicle Report (MVR) for the past 36 months must be clear. This includes all states resided in for past 36 months.

Candidate must provide out of state MVR(s). Relevant education and experience may be substituted as appropriate.

Preferred Qualifications

Associate degree or above in a technical field. Completion of vocational trade or apprentice program in one or more journeyman trades.

More than nine years of indicated experience. Experience with maintenance of large buildings including classrooms, laboratories, libraries, and museums.

Experience with repair and preventive maintenance of large HVAC systems, building automation and complex systems, sequences of operations, heat recovery units, and associated pumps, piping, ducting, and other related equipment.

Experience with predictive maintenance techniques including thermography, temperature, pressure and vibration monitoring, power analysis and advanced testing equipment.

Experience at the University of Texas or in a university setting. Must have a good understanding of codes and standards.

Demonstrated ability to handle responses. Demonstrated ability to give a verbal sequence to a response. Demonstrated ability to work well within a team environment.

Demonstrated stable work history. Successful completion of the Leader Development Program.

Driving Required

This job requires a class "C" operator's driver's license. The applicant selected must provide a current three-year driving record from the current state of residence.

If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident.

Salary Range

$70,000 + depending on qualifications

Additional Working Conditions :

This position and associated job duties have been designated as essential during extraordinary and emergency situations when the university is closed.

Essential personnel must maintain contact with their supervisor and report to work as regularly scheduled unless directed otherwise.

Required to operate an electronic device such as an iPhone, iPad, or laptop / desktop computer to perform and fulfill time reporting and work management requirements.

Work management requirements include receiving work assignments, updating work orders, and other functions as required.

  • Exposure to shop and construction site hazards as associated with the trades supervised. May include exposure to extreme temperatures, mechanicals, and electrical hazards, high pressure and high speed equipment, confined spaces, asbestos, lead, hazardous chemicals, noise, fumes, heights, dust, and other weather conditions.
  • May be required to use of personal protective equipment (PPE) while performing duties.
  • May be exposed to loud noise, high dust and allergen levels.
  • May be required to lift up to 50lbs. Often required to twist, grasp, push, pull and bend.
  • Participate in on-call program.

Work Shift

40 hours a week, five 8-hour days with schedule to be determined with supervisor. Some overtime, evening, weekends, and holidays possible.
