Job Summary
The Facilities Management Operations Director maintains the upkeep of the Company's properties / facilities within the quality standard and budget.
Manage the maintenance activities of the Company's facilities. Responsible for planning, directing, and overseeing building operations and services.
Analyze utility bills and energy output, allocate office space to departments, purchase equipment, and maintain the appearance of the building.
This position also assists in the development of policies and procedures affecting the usage of the facilities management.
Job Responsibilities
- Lead the maintenance teams in planning, implementing, and adhering to the approved policies, procedures, and schedules to ensure that the Company's objectives and needs are met.
- Manage and prioritize maintenance and repair needs. Directly or through supervision of workers or external vendors, complete all required work.
- Oversee selection and ongoing contracts with outside vendors for regular maintenance issues.
- Manage the Health and Safety for the Facilities and the facilities team, ensuring a safe working and learning environment in accordance with relevant legislation.
- Manage the day-to-day management and coordination of all maintenance and cleaning tasks, ensuring all works are completed on time, maximizing availability, and minimizing the potential for any risk and downtime.
- Inspect completed work for conformance to quality standards and specifications. Establish or adjust work procedures to meet organizational needs.
- Coordinate all required building inspections. Complete and maintain necessary documentation and reports for compliance.
- Ensure all statutory maintenance inspections and maintenance works required are carried out as defined in the planned preventative maintenance schedules (all work to be consistent with all relevant environmental, safety, and performance standards).
- Develop and implement a business (service) plan with relevant performance indicators to achieve the business objectives and targets using comprehensive financial and management information systems to effectively monitor and report on performance and continuous improvements.

- Ensure that all relevant Health and Safety regulations and legislation are complied with and that procedures are adhered to by members of the Facilities team.
- Manage the Facilities Management budget in accordance with procedures agreed in the Financial Management and Procedures Policy.
- Implement the strategy to maximize income through innovative marketing.
- Calculate and compare costs for required goods or services to achieve maximum value for money.
- Review and undertake ad hoc procurement of maintenance spares and consumable items ensuring optimum quality, availability, and best value for money.

Job Knowledge & Skills
- Comprehensive knowledge of facilities management principles, encompassing operations, maintenance, and strategic planning, to optimize facility performance.
- Exceptional leadership and managerial skills to oversee facility operations, personnel management, and budget allocation effectively.
- Excellent communication and interpersonal abilities to collaborate with stakeholders, vendors, and internal teams to address facility-related needs and challenges.
- Proficiency in project management, budgeting, and resource allocation to plan and execute facility improvement initiatives efficiently.
- Analytical mindset and problem-solving skills to identify operational inefficiencies, implement process improvements, and ensure compliance with standards and regulations.
- ERP knowledge, preferably SAP functional skills, are a requirement to be successful in this role.
Job Experience
Minimum 10 years working experience, with 8 years in a relevant supervisory position; 2 years in GCC experience is a plus.
