Job Summary : This role involves handling maintenance and repair tasks for a group of Build to Rent communities, ensuring they are well-maintained and meet high quality standards.

The technician will respond to service requests, resolve issues, and complete necessary repairs to keep residents satisfied and maintain our reputation for outstanding service.

Preventative Maintenance :

• Perform scheduled maintenance tasks on a quarterly and seasonal basis.
• Check HVAC systems and replace filters every quarter.
• Replace smoke detector batteries quarterly.
• Adjust irrigation settings seasonally.

Repairs and Troubleshooting :

• Respond promptly to service requests from residents and address issues in a timely manner.
• Diagnose and repair both minor and major maintenance problems.
• If a repair can't be completed or additional materials are needed, notify the Service Coordinators right away.

Move-In / Move-Out Preparations :

• Conduct scheduled pre-move-out and move-out inspections.
• Complete scheduled move-in orientations for new residents.
• Ensure homes are market-ready by meeting quality standards, staying within budget, and completing tasks on time.
• Assign work orders to vendors or contractors as needed.

Documentation and Reporting :

• Keep accurate records of all maintenance and repairs, including work orders, materials used, and time spent.
• Provide detailed reports to the Service Coordinators on completed tasks and any remaining issues.

Resident Communication :

• Interact with residents professionally and courteously, addressing their concerns and ensuring they are satisfied with the service provided.
• Offer a high level of customer service, looking for proactive ways to support both residents and the onsite team.

Inventory Management :

• Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks.
• Ensure that inventory is well-maintained and organized.

Qualifications

• High School Diploma or equivalence
• 2 years if experience in residential construction and remodeling in multiple trades
• Must have a valid driver's license, valid insurance, and reliable work transportation.
• Experience with HVAC, Maintenance level Electrical, Basic Plumbing, other general maintenance.
• Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
• Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad, etc.)
• Type II or III Universal E.P.A. certification required.
• Experience working with Lennox HVAC Systems
• MPO Certification preferred but not necessary.

Essential Functions

• Reliable transportation that meets job responsibilities.
• Valid Texas Driver's License.
• Maintain at least minimum car insurance required by Texas law.
• Typical work schedule, Monday through Friday, and after hours as requested.
• Ability to access, input, and retrieve information from a computer and / or electronic device.
• Ability to sit or stand for long periods of time.
• Ability to move around work environment including stairs and construction sites.
• Lift or move items up to 50 pounds.
