Job Summary

IHB is posting for a Maintenance Supervisor with an outstanding knowledge of building trades, cleaning procedures and maintenance.

A maintenance supervisor is expected to have fantastic organizational and time management skills. As well as display natural leadership and possess fantastic communication skills with a great eye for detail.

To ensure success, maintenance supervisors should have strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and managing staff.

A top candidate would be fantastic at building and equipment maintenance procedures and have extensive knowledge of health and safety regulations and practices (OSHA).

Essential Functions

  • Inspect sites regularly to identify problems and necessary maintenance.
  • Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
  • Employ, supervise and train workers.
  • Coordinate daily cleaning and maintenance activities, including daily maintenance logs.
  • Oversee all repairs and ensure that work is completed on time.
  • Maintain all inventory and equipment and ensure proper storage.
  • Comply with all health and safety regulations and practices on site.
  • Conduct preventative maintenance work.
  • Conduct follow-ups on all maintenance and repair work.
  • Conduct safety inspections as scheduled.
  • Establish strategies to meet workload demands on time.
  • Maintain buildings in compliance with all local and applicable building and safety codes
  • Work with Janitorial staff and outside cleaning company to assure safety.
  • Work with administration, Admin. Services Manager (ASM), and other department heads as needed to complete projects.
  • Obtaining quotes from external vendors.
  • Respond to Code Grey.
  • Maintain security of building.
  • Open & close building as required.
  • Available for after hour emergency calls.
  • Perform all other duties as assigned.

Knowledge, Skills, and Abilities

  • 5+ years of experience working in the building maintenance industry.
  • Supervision experience required.
  • Strong knowledge of building trades, cleaning procedures and maintenance.
  • Solid understanding of health and safety regulations and practices.
  • Effective budgeting and performance management.
  • Fantastic organizational and leadership skills.
  • Great eye for detail.
  • Excellent communication and interpersonal skills.
  • Works well under pressure and meets tight deadlines.
  • Computer skills with capability in email, MS Office and related communication tools.
  • Great time management skills.
  • Strong decision-making and problem-solving skills.
  • Ability to understand and meet the needs of the patient through respectful, courteous and caring interactions with patients, families and other health professionals.
  • Knows, understands and adheres to organizational policy related to the patient's rights for confidential care.
  • Knowledge and respect of the American Indian culture.
  • Actively participates and works positively, flexibly and cooperatively in a team effort to accomplish the goals of the Indian Health Board of Minneapolis.

Physical Demands

The work requires some physical exertion such as long periods of standing, walking, recurring bending, crouching, stooping, stretching, reaching, or similar activities;

recurring lifting more than 50 pounds. The work may require specific, but common, physical characteristics and abilities such as above-average agility and dexterity.

The work environment involves high risks with exposure to potentially dangerous situations requiring a range of safety and other precautions.

This position is access restricted to PHI needed to carry out health care operations.
