The Senior Project Manager will provide construction management services for Auraria Campus and the 3 partner Institutions.

This position is responsible for management of all phases (planning, design and construction) of medium to large sized and dollar value projects, including Capital, Controlled and Deferred Maintenance projects of a complex nature requiring detailed planning and communication.

Essential Job Functions :

  • Project Management of Complex, Large Value-Controlled Maintenance and Capital Projects (40%)
  • Involved in the project from pre-construction through final closeout.
  • Lead the development and management of project budgets consistent with timeline requirements for medium to large-scale new development or renovation projects.
  • Develop and establish the extent of scopes of work consistent with operational needs, program plans and budget allowances.
  • Work closely with campus constituents to develop and execute scope of work within required budget, schedule and quality standards and to support the ongoing operation and activities of the campus.
  • Oversee and manage procurement, contracts, change documents, negotiations and consultant relationships.
  • Complete required SC4.1, state contracts and L1 / L2 closeout requirements.
  • Conduct on-site inspections of construction progress, making technical decisions to assure conformance with specifications.
  • Monitor and adjust project schedules to ensure projects are completed on time, effectively and within the time and budget allocations for the project.
  • Communicate milestones, status, and project successes or opportunities for improvement regularly with the project team, campus constituents and community.
  • Project Management of Complex Larger Value Deferred Maintenance Projects (30%)
  • Work in close coordination with Deferred Maintenance program manager and Auraria Campus O&M service shops to establish and confirm realistic budgets for each project.
  • Manage the planning, design and construction phase.
  • Monitor architect, engineers, consultants, contractor(s) and vendor performance during entire project.
  • Maintain established schedules to allow campus to utilize space within desired timeframes.
  • With the understanding that all Deferred Maintenance projects are driven by fiscal year constraints, project milestones and timeframes are developed and mutually agreed upon with campus leadership to ensure scheduling conflicts are minimized.
  • Communicate milestones, status, and project successes or opportunities for improvement regularly with the project team, campus constituents and community.
  • Assist with selection of A&E firms, contractors, material vendors, and for the review and design of construction projects and plans.
  • Provide bi-weekly updates on project status sheets in preparation of project meetings.
  • Assist in establishing campus design and construction standards unique to Auraria Campus, plus be able to determine acceptable alternatives and strategies.
  • Use judgement and resourcefulness to interpret customer complaints and resolve the issues in a tactful and helpful manner.
  • Department Administration and Support and Mentoring (15%)
  • Complete administrative paperwork associated with projects including all state required forms and approve payments for contractors.
  • Participate in project management department meetings.
  • Mentor project planners on the team by having them shadow on larger projects.
  • Assist PM team with establishing campus standards for construction related items.
  • Assist annually with choosing architect / engineering firms and contractors for the on-call, as-needed list.
  • Project Scope Development (10%)
  • Support new project scope development to explore feasibility, cost estimates, and prepare for bidding.
  • Determine scope details to be included in a project to reach desired end result.
  • Other Duties as Assigned / Requested (5%)
  • Assist with Facilities-wide tasks (for example : snow removal, campus ambassador program, and more).

Professional Requirements :

  • A bachelor’s degree in construction management, architecture, engineering or related field from an accredited college or university.
  • Substitution : A combination of work experience in the occupational field or subject area of the position work assignment, which provided the same kind, amount and level of knowledge acquired in the required education may be substituted on a year-for-year basis for the bachelor's degree.
  • Five (5) or more years of complex construction project management experience involving construction costs in excess of $1,000,000 for multi-phase projects.

Preferred Qualifications :

  • Experience working in a state or local government agency.
  • Proficient in project management software such as TMA, Microsoft Project or ProCore.
