POSITION Summary :
The Commercial Mortgage Associate will assist in the management of the corporate finance department, reporting to the SVP, CFO.
They will seek out and negotiate debt capital from new and existing lender relationships, work on property financing, and analyze and develop strategies for the department.
They will also actively participate in mortgage debt placement, the evaluation and underwriting of acquisition targets and development projects, seek and structure acquisition and construction debt, and other activities at the direction of the SVP, CFO.
ESSENTIAL FUNCTIONS / TASKS :
- Locate, negotiate, and close third party project or portfolio debt transactions.
- Responsibilities include putting together financing packages, conducting analyses of requirements, developing strategies for procuring debt, analyzing proposals, negotiating with lenders, overseeing due diligence and loan documentation, managing appraisal issues, and closing loans.
- Work with multiple types of capital including project equity, pooled equity, construction debt, permanent debt, acquisitions debt, rehab / repositioning debt, lines of credit and mezzanine debt.
- Maintain excellent relationships with existing lenders and continually seek out new lenders or other debt instruments that will enhance the financial performance of the company and / or an asset.
- Develop collateral materials for sourcing project equity.
- Maintain current knowledge of the financial markets and their impacts on the company’s long-term and short-term real estate financing objectives.
- Report to the SVP, CFO on a frequent basis to keep him current and obtain his input and / or approval on key decisions.
- Provide assistance in the analytical review of property acquisitions, as requested.
- Assist in the disposition and closure of properties being sold.
- Additional duties and special projects as assigned.
Experience, training, skills required :
- A minimum of five years of experience in real estate finance with demonstrated success in procuring and negotiating property specific debt with lenders, attorneys and / or brokers.
- Extensive understanding of all aspects of commercial real estate development and operations, including acquisition, due diligence, entitlements, construction, leasing, design, contracting, finance, marketing, sales, property management and asset management.
- Track record working with commercial and investment banks and life insurance company lenders.
- Demonstrated ability to analyze and interpret complex documents and respond effectively to the most sensitive inquiries, and to negotiate and interface with a diverse population.
- Excellent verbal and written communications skills.
- Organized, detail oriented and capable of handling multiple tasks.
- Proficient computer skills including Adobe, Microsoft Office, and accounting property management software systems (Yardi experience preferred).
- Strong work ethic and pride in work.
Education :
- Bachelor’s degree in finance or related field.
- Advanced degree desirable.
LICENSE OR CERTIFICATE REQUIRED :
- CFA, CPA or other equivalent business or finance certificate a plus.
- Valid Driver License and registered automobile.
TRAVEL REQUIREMENTS :
Limited travel to properties or regional offices may be required.
