SUMMARY : This role manages multiple lease up projects, deliverables, milestones, schedules, and budgets simultaneously for BPM managed real estate portfolio.
The primary responsibility is for the project coordination, planning, scheduling, and documenting of new business projects to meet critical deadlines
DUTIES AND RESPONSIBILITIES :
- Obtain, review, and provide weekly and monthly operational reporting package
- Manage onboarding / offboarding real estate projects to ensure workflows are consistent, efficient and hold team accountable to deadlines within Transition Checklist
- Meet, communicate on property agreements (maintenance, elevator, McTernan, Ethoplex, Internet providers, etc.
- Obtain property management director to track and consistently save down new construction pro-forma, lease up budgets, lease up incentive agreements, and project plans and maps
- Attend project update meetings, perform routine check-in and quarterly visit of projects on behalf of portfolio as necessary
- Establish and track by project a consistent FF&E process for initial office / facilities start up
- Responsible for coordinating lease-up project reporting from beginning to stabilization
- Facilitate and calendar timely BPM review of lease up and pro-forma for development along with monthly review with leadership and director of PM
- Prepare, track, and save down annual capital plan, bid packages for facilities capital projects
- Work order billbacks
- Partner with marketing team to ensure effective marketing lease up efforts, packages and plan is in motion to begin in accordance with the lease transition
- Field pre-lease up calls to create interest list until lease up begins 120-days prior to delivery
- Manage Portfolio Summary Workbook
- Develop positive business relationships with primary vendors, resources, and clients through regular phone and email communications
- Provide a variety of reports to internal and external stakeholders
- Assists company with any / and all other duties as needed.
QUALIFICATIONS :
- Four (4) Year Degree. Bachelor of Business Administration in Project Management, Finance, Accounting, or Real Estate preferred
- Two to four years related experience or equivalent
- Demonstrate leadership and promote professionalism through appearance, attitude, and communication skills
- Excellent written and oral communication skills
- Strong organizational, problem-solving, and analytical skills
- Ability to manage priorities and workflow
- Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm
- Acute attention to detail
- Working knowledge in Microsoft Office suite, Craigslist, and Facebook
- Proven ability to handle multiple projects and meet deadlines
- Strong interpersonal skills
- Ability to deal effectively with a diversity of individuals at all organizational levels
- Good judgement with the ability to make timely and sound decisions
