Position Overview : We seek a motivated and detail-oriented Associate Project Manager to support our development team in managing various real estate projects.

This role will involve assisting in project coordination, research, and communication with stakeholders to ensure the successful execution of our development initiatives.

Key Responsibilities :

  • Assist in the planning, executing, and monitoring of commercial and residential development and redevelopment projects.
  • Manage the construction of tenant improvements for commercial tenants.
  • Ensure construction projects are completed on budget and on schedule.
  • Contract negotiation and administration with third-party vendors. Oversee administration of contracts, scope of work, change orders, insurance, and related documentation.
  • Conduct market research and analysis to support project feasibility studies.
  • Prepare and maintain project documentation, including schedules, budgets, and reports.
  • Review and prepare loan reporting documents and review draw documentation as necessary.
  • Coordinate communication between internal teams, contractors, and external stakeholders.
  • Track project progress and provide regular updates to the Project Manager and to key executives.
  • Obtain, or work with third-party consultants to obtain necessary permits and approvals from local authorities.
  • Site visits and project meetings, tracking progress, and documenting action items. Ensure accessibility and accuracy of all project information to all team members.
  • Contribute to the preparation of presentations and proposals for clients and investors.

Qualifications :

  • Bachelor’s degree in Real Estate, Construction Management, Business Administration, or a related field preferred.
  • Prior experience in real estate development, project management, or a related role.
  • 5-6 years of development project experience supporting ground-up real estate or construction development projects.
  • Familiarity with construction financing and related reporting.
  • Understanding of construction contracts.
  • Strong organizational and multitasking skills with a keen attention to detail.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and project management software.
  • Ability to work independently as well as collaboratively in a team environment.
  • Familiarity with the San Diego real estate market and local regulations regarding construction, ADUs, and regarding construction, ADUs, and renovations.
