POSITION SUMMARY :

Account Managers are those employees who are responsible for supervising the cleaning of all areas of assigned building(s).

These areas include offices, conference rooms, corridors, lobbies, and other public areas such as break rooms and restrooms.

Project work, especially floor maintenance, may be included in the duties of these employees if these duties are assigned.

Performance of or site manager of any of these duties may be required. Other required duties may be assigned by the Director.

ESSENTIAL FUNCTIONS :

As a SMFM Account Manager, you will be assigned building(s) and supervisors and employees to supervise. At any time that sufficient supervisors or employees are not present to perform work, you will be required to accomplish any tasks the absent worker may have been assigned to accomplish.

However, the needs of the company may also dictate that you perform other tasks. These are the principle on-going responsibilities that are necessary to accomplish the purpose of the job.

The tasks may vary depending on assigned building(s).

Ensuring that employees follow all customer security policies. Also, securing of the facility (entire building and / or individual suites / spaces).

Operation of the alarm systems as applicable.

Ensuring that entrance areas are clean and free from paper and litter.

Ensuring that restroom cleaning and sanitization is accomplished.

Ensuring that office / patient exam room / conference room, etc. cleaning is accomplished.

Ensuring that corridor cleaning is accomplished.

Ensuring that trash is removed properly from facility.

Assisting Leads and / or employees with any light maintenance work. Such as replacement of ceiling tiles and light bulbs as required.

Ensuring that your personal and your assigned employee’s time is recorded properly for work actually accomplished.

Review of time keeping documents and perform required time keeping functions in the company’s time keeping computer program.

Perform special function / activity set-up and clean-up.

Report maintenance concerns (work order requests) to your Customer.

Perform other duties as assigned.

Attend scheduled training sessions.

Perform employee training and remedial training as needed.

Perform or ensure that new hire orientation training is provided to all new hires.

Conduct safety audits of workers’ performance, custodial closets and all equipment.

Conduct quality inspections daily.

Prepare reports, communication and other record keeping required by the customer and the company.

Follow instructions from managers, adhere to company component policies and procedures

Display safe work practices

Maintain a flexible work shift to accomplish supervision in your assigned location on any shift or workday that workers are present.

STATUS AND SCOPE :

This is the reporting relationships, special skills and abilities required to perform essential job functions.

The position reports to a Director of Operations. The position supports the operations of the facility that is managed by SMFM clients.

It requires knowledge of cleaning equipment, floor maintenance equipment, alarm / security systems and the ability to effectively communicate with Janitorial employees and client / tenant staff.

This position requires familiarity with use of the internet and basic Microsoft Office programs.

QUALIFICATIONS :

Experience and education / training typically necessary to perform the essential job functions.

This position requires experience in janitorial work, preferably in a commercial environment, or experience managing / supervising hourly workers on multiple shifts or at multiple sites.

The employee must be able to demonstrate an ability to perform the essential job functions. Additionally, this position requires the ability to utilize computers and computer software for the purpose of preparing reports and other record keeping.

The employee in this position must be available to supervise functions that take place on any shift and on any day that employees are performing work tasks.

USE OF EQUIPMENT :

The following equipment may be used in this position. The employee must demonstrate the ability to operate or learn the use of each item :

Light vacuum (upright or backpack)

Heavy vacuum

Buffing machine (side-to-side)

Burnisher

Automatic scrubber

Hand truck (dolly)

Pressure washer

Carpet cleaning machines (scrubbers and extractors)

Wet vacuum

Brooms and mops

Computer with Microsoft Office products and internet applications

Use of cellular phones with or without internet and email functions.

TRAVEL REQUIREMENTS :

Travel to business related functions (typically training). The person in this position could also be asked to move from one location to another during the scheduled shift.

LIFTING REQUIREMENTS :

The typical lifting requirements of this position.

Lifting 50 pounds maximum with frequent lifting and / or carrying of objects weighing up to 25 pounds. This is considered a medium lifting required position.
