SENIOR FACILITIES PROJECT MANAGER

Why We Need You : The Senior Facilities Project Manager will be responsible for collaborating with the Director of Facilities in order to successfully deliver projects with minimum negative impact on the Museum.

These projects will vary in size and scope and each will necessitate working with various employees and contractors of the Museum.

The senior project manager will be responsible for carrying a project forward to successful completion while keeping the Director of Facilities informed and involved on a daily basis.

What You'll Do :

Working closely with the Director of Facilities to manage components of an annual $4.0 million expense budget and up to a $10 million capital project budget.

Projects will typically range from $50k to $1M and interface heavily with the building mechanical systems.

  • Projects will need to be seamlessly interfaced with the Museum's physical plant, consisting of 1,000,000 square feet of museum property, including 7 multi-purpose buildings.
  • Interface with up to 50 Museum employees and contractors who will be supporting projects.
  • Responsible for understanding the building electrical systems and steam systems as part of Museum construction and renovation projects.
  • Responsible for understanding building systems, including natural gas boilers, chilled water, high voltage distribution stations, generators, fire suppression, elevators / escalators, environmental controls, and a computer-operated building management system.
  • On occasion, interface with Museum Board Members via the Physical Facilities Committee and Environmental Sustainability and Green Building Teams.
  • Work with various Museum teams to seamlessly integrate projects during and after business hours, 365 days per year, while minimizing negative impact on the visitors' experience.
  • Act as day-to-day on-site coordinator on construction and / or facility-related projects as directed. Review submittals from contractors, assist consultants, conduct pre-bid and pre-construction meetings, and communicate with contractors, consultants, in-house maintenance staff, and the Museum community about the impact and progress of projects.
  • In collaboration with the Director of Facilities, develop bid documents, solicit and review bid proposals, and manage the project plan.
  • On a daily basis, oversee architects, engineers, public agencies, and contractors for assigned projects.
  • Process change orders and keep the Director of Facilities informed of any major changes or issues. Inspect ongoing and completed work, ensuring that project details are completed.
  • In collaboration with the Director of Facilities, protect the Museum's interests by supporting and enforcing Museum policies and serving as a positive representative to internal and external communities, focusing on sustainability and accessibility.
  • Respond to emergency incidents on the property that may threaten the safety of staff, guests, and property.
  • Be on call 24 hours a day to ensure continuous operation of facility systems. May be required to work weekends, holidays, and overtime as requested by management.

What You Need To Succeed :

Need To Have :

  • Technical experience and working knowledge with relevant environmental systems and utility systems.
  • Ability to develop RFPs, provide drawings and analytical calculations for projects.
  • Ability to read and comprehend blueprints, specifications, and sketches.
  • Familiarity with building codes and government regulations.
  • Experience with financial analysis, project planning, and budgets.
  • Demonstrated ability to manage a diverse portfolio of major construction projects.
  • Excellent communication skills, including technical writing and presentation skills.
  • Working knowledge of Windows, Microsoft Word, AutoCAD (or equivalent), and other job-related computer programs.

Nice To Have :

  • Working knowledge with building management systems.
  • Knowledge of building electrical and life safety operation and maintenance.
  • Experience working with equipment that supports climate-controlled environments.
  • Working knowledge of sustainability and accessibility standards.
  • PMP certification.

Salary Range : $100,000 USD - $158,000 USD
