Position Summary Leads sales department through the development and implementation of sales and marketing strategies to achieve profit potentials and sales goal achievement commensurate with Smith Douglas Homes’ objectives.

Create strategic marketing plans for new land opportunities, provide product and option recommendations including, establish competitive yet profitable pricing to ensure we’re in line with competition.

Oversee all aspects of sales and marketing.

Essential Functions : Core duties or tasks fundamental and not marginal to the performance of the job.Oversee management of sales, marketing and closing activityEnsure regular sales team rallies are being held by sales manager to lead, inspire, and trainWork in tandem with Sales Manager and VP of Construction, VP of Land and Division President to help ensure weekly, monthly and yearly sales and closing goals are met.

Monitor and enhance Sales and Marketing team / department performance efficiency to ensure that we’re striving for operational excellenceAssign sales and marketing teams appropriate quotas, sales, closing and traffic goals, and continuously monitor these goals as well as team moraleActively and continually train department team to reach their full potential through company initiatives, prospect and broker outreach, sales and lead conversion training endorsed by the Company as well Company processes and expectationsContinuously challenge department staff with their professional growthEnsure that competitive information is being collected and assist in analyzing data to secure market share and positioning is meeting expectationsProvide input of on-site and off-site marketing as well as Model Home decorating coordinationRecruit, hire, train, manage Sales Manager, Marketing Coordinator and Closing Coordinator.

Act as liaison between sales manager, home owners, production manager, office staff and other management team members to resolve issues, concerns, and questions to ensure the Company objective of 100% total customer satisfaction of both internal and external customersWork with Construction and Land management to stay knowledgeable with lot releases, development issues, and construction restraints to properly instruct Sales ManagerParticipate in Community ReviewsInitiate the Start Up and Close Out process of communities for effective communication to all partiesLead the department’s team to continuously improve strategies on how to assist in the efficiency of our homebuilding process and stay current with all Product Development ChangesMonitor the communities, sales offices, model homes and spec homes for assurance in meeting the Company standardsEnsure all communities are properly represented on websites (Smith Douglas, Zillow, Realtor.

com, etc.)Endorse and participate in Bridge the Gap programs as offeredEducationMinimum Job Requirements :

College degree preferredLicense

North Carolina Real Estate Broker’s LicenseExperience

Previous new home sales management experience.Specific training in sales and marketing techniques2+ years of related job experienceRelated industry supervisory experienceThorough knowledge of the home building industry relative to sales and marketingWe are an equal employment opportunity employer and a certified Drug Free Workplace.
