Director of Project Management

Our client is seeking a dynamic and experienced Director of Project Management to lead efforts in multi-family residential property restoration, asset preservation, and value-add initiatives.

The ideal candidate will have a strong background in construction management, project planning, and team leadership, with a proven track record of successfully managing complex projects within the real estate industry.

Project Planning and Execution :

  • Develop comprehensive project plans, scopes of work, timelines, and budgets for multi-family residential property restoration, preservation, and value-add projects.
  • Oversee all phases of project execution, ensuring adherence to timelines, quality standards, safety, and budgetary constraints.
  • Coordinate with direct reports, internal teams, external contractors, architects, stakeholders, and engineers to ensure seamless project delivery.

Budget and Cost Management :

  • Establish and manage project budgets, closely monitoring expenses and identifying opportunities for cost savings.
  • Negotiate contracts with vendors and contractors to secure competitive pricing and favorable terms.
  • Implement cost control measures to optimize project profitability while maintaining quality standards.

Team Leadership and Development :

  • Lead a team of project managers, construction field supervisors, and support staff, providing guidance, mentorship, and support as needed.
  • Foster a collaborative and results-driven culture within the project management team, encouraging innovation and continuous improvement.
  • Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for professional development and growth.

Stakeholder Communication :

  • Serve as the primary point of contact for stakeholders, including investors, property owners, and tenants, providing regular updates on project status, milestones, and any potential issues or challenges.
  • Facilitate effective communication between internal and external stakeholders to ensure alignment on project goals, priorities, and expectations.

Risk Management and Compliance :

  • Identify and mitigate potential risks and obstacles that may impact project delivery or success.
  • Ensure compliance with relevant regulations, codes, and industry standards throughout the project lifecycle.
  • Implement robust safety protocols and procedures to maintain a safe working environment for all project stakeholders.

Qualifications :

  • Bachelor's degree in construction management, engineering, architecture, or related field preferred, or equivalent experience.
  • Minimum of 5 years of experience in directing a team of project management professionals within the real estate or construction industry, with a focus on multi-family residential properties.

NO NEW BUILD CONSTRUCTION)

  • Experience must be on Cap X projects.
  • Strong leadership skills with the ability to inspire and motivate cross-functional teams to achieve project objectives.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
  • In-depth knowledge of construction methods, materials, and building codes / regulations.
  • Proficiency in project management software and tools (e.g., Microsoft Project, Procore, Primavera).
  • PMP certification or equivalent is a plus.

Located in Houston, but open to individuals located in Dallas, Atlanta or Central Florida.

Relocation will be considered*

Travel - 30 to 40%. If not in Houston travel 60%.
