Maintenance Technician

We are looking to employ a Maintenance Technician with knowledge of residential building trades, cleaning procedures and maintenance.

A Maintenance Technician is expected to have fantastic organizational and time management skills. You will display natural leadership and possess excellent communication skills with a great eye for detail.

To ensure success, a Maintenance Technician should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments and cleaning.

Top candidates will be fantastic at building and equipment maintenance procedures and have knowledge of health and safety regulations and practices.

Duties and Responsibilities Maintenance Work orders Observe and note potential issues that need to be addressed through a work order.

Upon notification of work order, one should contact the tenant to assess the situation. Complete repair Update Maintenance Coordinator for additional support or status (complete or in progress) Perform routine and scheduled maintenance across multiple properties Perform repairs, installations of fixtures and appliances, and replacement of damaged systems Diagnose and repair problems with building heat, electricity, and water systems Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.

Replacing carpets and wooden floors. Installing and repairing wires, plugs, and switches. Be available to support additional maintenance team members as needed.

Building Envelope (preventive maintenance) Evaluate each property yearly for items that should be addressed for preventative maintenance and build a scope of work that is given to the maintenance supervisor.

Repair / replace loose siding, soffit, or shingles. Assess and enter work order for extensive damage or replacement. Repair or enter work order for gutter, downspout, window, and potential exterior drainage issues.

Replace damaged or missing window screens. Pressure wash siding, gutters, and hard surfaces. Update hardware when needed Replace exterior light bulbs on multifamily properties.

Repair exterior damage and touch up paint when necessary. On Call Rotation Able to be on an on call rotation, responding to after hours emergency issues.

Other duties and jobs as assigned. Education and Training HVAC, CMRP, or equivalent certification will be advantageous. Minimum of 5 years experience in property maintenance or related work.

Education or training in any construction related activity is a plus. Skills and Abilities Available for after hours and weekend work when required.

Reliable transportation. Ability to work as a team. Ability to communicate effectively. Excellent time management skills.

Comprehensive maintenance knowledge and ability to problem solve. Pass a background check. Ability to drive Millan Enterprise vehicles.

Driver License required) Employees could be exposed to rain, snow, and extreme heat or cold. Employees should be able to lift items up to 75lbs, climb ladders, and operate machinery for long lengths of time.
