The Maintenance Technician assists the Maintenance Supervisor in completing tasks and work to ensure the site meets all safety standards, appearance standards and all apartments, equipment and amenities are maintained in good working order.
A brief summary (not all) of some of the duties and responsibilities are included below.
Job Duty Summary :
- Provides outstanding service and timely resolution to customer issues and work order requests.
- Performs various maintenance functions including repairs to the following : electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
- Performs general carpentry duties such as wallboard repair, countertop / cabinet replacement, finish carpentry, window / glass repair, door / lock repair, and ceramic tile repair.
- Performs various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
- Assists with management of onsite emergencies, such as snow and other inclement weather emergencies, fires, and floods.
- Promptly communicates with Maintenance Supervisor concerning maintenance issues at the property.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Help monitor response times for emergency on-call / after-hours maintenance assignments, and addresses issues as needed.
Participate in on-call rotation as necessary.
- Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interact courteously and professionally with current and potential customers at all times.
- Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
Qualifications :
- High school graduate or GED required.
- 1 or more years of experience in the property management industry or directly related field.
- Must possess general maintenance, HVAC and carpentry skills.
- Knowledge of building codes, pool logs, etc.
- Experience using Yardi preferred.
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Must be able to read / write English and accurately complete on call and site inspection logs.
- Must maintain professional appearance.
- Must maintain a valid driver's license, clean driving record and current auto insurance is required
- Must comply with all safety requirements.
- Ability to work in a fast-paced team environment.
- Understands and abides by Fair Housing laws.
- Be able to work evenings and weekends.
