Roles & Responsibilities :
Leasing : Marketing & Advertising Management
o Write-up of marketing description of unit; noting amenities and special features.
o Take pictures and video of unit and post on the website.
o Solicit and contract with professional photographer to take pictures and video when warranted.
o Track and manage available units for rents (both vacant and upcoming units).
o Post and advertise available units through company software, company website, and other internet media (apartments.com.
Facebook, others as warranted).
o Create and execute advertising campaigns (open houses, flags, flyers) and place For Rent signs in yard of the property;
order additional signs as needed.
o Responsible for managing company inventory of advertising material and supplies, including ordering of new supplies.
o Direct / assist prospective tenants to fill out and complete rent applications.
Leasing : Showings
o Schedule showings with prospective tenants.
o Promote & show units.
o Note if there are deficiencies in the unit and notify Service Mgr.
Leasing : Prospective Tenant Screening
o Responsible for creating and updating Operating Guidelines for Tenant Screening.
o Review rental applications.
o Review applicant rent history, check on employment, landlord verification.
o Accept or decline applicants within reasonable time frame.
Leasing : Agreements
o Create and improve lease templates and lease agreements.
o Review all leases for correctness prior to release and signing.
o Ensure that tenants provide proof of renters insurance, or purchase through our offering.
o Sign lease and save document under tenant file.
o Verify that utility account is set up prior to giving access to unit.
Continual Improvement
o Make recommendations and assist in developing best practices.
o Collaborate as a key team-player with staff to improve brand.
Requirements & Qualifications :
- College graduate
- Basic computer skills, WORD, EXCEL
- Ability to work with ERP software, Appfolio experience preferred
- Excellent interpersonal skills, professional demeanor
- Team player with drive for high customer satisfaction, high integrity and commitment to company brand and vision
- Full time position
o M - F, 9 AM 5 PM
o 40 hours per week
o Remote work not allowed, clock in / out at office daily
