Pegasus Asset Management (Pegasus) is currently hiring an Asset Management Associate that will be an integral member of a rapidly growing commercial real estate asset management firm that focuses primarily on retail real estate assets.

The daily job responsibilities will include a wide range of asset management and accounting functions to maximize the performance of the fast-growing portfolio.

Pegasus is seeking a professional, meticulous, outgoing individual with a strong skillset within commercial real estate asset management.

The candidate must be detailed-oriented, organized, and able to handle several tasks in a fast-paced environment with a can-do attitude.

The Pegasus corporate headquarters is a modern office located in Century City and is composed of a group of professionals with an established track record.

The candidate will be exposed to both the investment sales and capital markets divisions, which allows for learning a larger breadth of real estate knowledge and promotes both creative thinking and collaborative problem solving.

Primary responsibilities will include :

  • Provide analytical support to assist with the asset management function of existing managed properties, including valuations, cash management, and other ad hoc sensitivity analyses.
  • Assist in generally managing the asset management team to ensure the efficient operation of the portfolio, adherence to best practices with respect to managing a portfolio of 300+ properties nationwide.

Innovate and implement new procedures as needed to maximize both property and employee performance.

  • Work with in-house leasing team to analyze and negotiate new leasing deals.
  • Assist in maintaining continuity and organization of important lease dates for tenants within the portfolio (expiration dates, option execution dates etc.).
  • Annual budgeting and reforecasting in coordination with asset & property management, design & construction, leasing and accounting teams.
  • Execute comprehensive annual business plans and budgets for each asset.
  • Provide solid team leadership in training and mentoring of asset management team to meet company objectives.
  • Prepare Argus valuations for various properties and portfolios.
  • Generally support the Asset Management team in preparing and reviewing property-level strategies for leasing, operations, and capital expenditures and compile business plans, property operating budgets, capital budgets, income reprojections, and compliance.

Experience and Qualifications :

We are looking for an assertive, creative, thick-skinned candidate who has an entrepreneurial spirit and who is passionate about this exciting opportunity to grow within the company.

Additional requirements include :

  • Bachelors degree from an accredited college or university.
  • 4+ years of relevant experience with a demonstrated understanding of commercial real estate valuation and discounted cash flow analysis, and exposure to all property types.
  • Strong quantitative and computer skills, specifically Excel and Argus Enterprise, and familiarity with the leading commercial real estate market data resources (i.e. CoStar).
  • Exceptional analytical, written and verbal communication skills.
  • Ability to be organized, detail-oriented and to work efficiently under pressure in a fast-paced environment.
  • Yardi experience preferred.

This position reports to the President. The Asset Management Associate will be joining a highly collaborative team as a player-coach and will be integral to the growth of the business.
