We are seeking a skilled Maintenance Technician to join our team, focusing 75% on commercial properties and 25% on apartment buildings.
This role involves overseeing and performing maintenance tasks, coordinating with maintenance personnel, and ensuring all projects are completed efficiently and on time.

Requirements :
Key responsibilities include :
- Supervision & Work Orders : Participate in and supervise maintenance projects. Assist with assigning work orders to appropriate personnel, ensuring timely and high-quality completion.
- Property Inspections : Regularly inspect grounds and building exteriors to ensure safety and compliance with standards.
- Inventory & Equipment : Maintain inventory control of supplies and ensure proper utilization of maintenance equipment.
- Record Keeping : Keep accurate records of preventative maintenance, service requests, apartment readiness, and periodic inspections.
- Technology Use : Utilize a smartphone or tablet to communicate, receive work orders, and share updates.
- Lighting Maintenance : Ensure interior and exterior lighting is adequately maintained.
- Collaboration : Partner with employees and Facilities & Operations Manager to recommend repairs, preventative maintenance, and improvements.
Supervise contracted work.
- Scheduled Maintenance : Perform maintenance on equipment according to manufacturers' guidelines.
- Apartment Readiness : Assist with apartment make-ready procedures as needed.
- Service Requests : Fulfill assigned work orders efficiently.
- Grounds Maintenance : Assist with groundskeeping duties, including mowing, fertilizing, watering, weed control, raking, and trash removal as needed.
- Meetings & Training : Attend staff meetings, participate in projects and committees, and complete required training.
- Emergency Response : Be available for weekend or evening work during maintenance emergencies and respond to emergency calls when necessary.
EDUCATION & EXPERIENCE :
- High school diploma or GED required.
- Experience in general apartment and commercial property maintenance, including painting, light carpentry, basic plumbing, electrical work, and some HVAC knowledge.
CERTIFICATES, LICENSES, & REGISTRATIONS :
- Valid Oklahoma Driver’s License.
- Auto Liability Insurance.
PHYSICAL REQUIREMENTS : The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
The employee is required to walk, stand, sit, climb, balance, stoop, kneel, crouch or crawl. The employee must frequently lift and carry objects weighing up to 50 pounds and occasionally lift or move objects, with appropriate equipment (dollies, hand trucks, etc.
weighing more than 50 pounds. Frequent pushing and pulling is also required. Must be capable of using extension ladders to access roof, windows and siding to make repairs as needed.
