Overview
The Central APM position is responsible for assisting the Central Property Manager in the day-to-day management of our portfolio of rental properties including;
tenant relations, maintenance & repairs scheduling, posting payments, setting up utilities, and answering the phones. The Central APM responds to tenant requests in accordance with the lease agreement and assures compliance with all provisions.
This role’s purpose in the organization is to maintain and build on a great relationship with our residents. The best person for this role will be someone who genuinely enjoys helping people, presumes positive intent, and is capable of helping residents through policy conversations whether it’s adding a pet to a lease, or remembering to bring in their trash cans.

Responsibilities
- Build relationships with residents by resolving concerns raised by phone.
- Work with vendor to set up utilities on newly acquired / recently vacant properties.
- Monitor and coordinate with DHA for new move ins and rental processes.
- Coordinate with ADT to install smart home equipment and security systems.
- Respond and assist to resolve tenant requests / problems positively and promptly.
- Assist in preparing and issuing monthly rent statements.
- Draft correspondence as necessary to administer lease provisions including all notices, defaults.
- Send out HOA and / or Lease violation notices to tenants.
- Send out lease renewal notices and lease renewals.
- Send out rent reminders and if necessary, file and process evictions.
- Coordinate with maintenance personnel.
- Additional Duties as Assigned.
Qualifications
- 1 year of Property Management experience strongly preferred
- Knowledge of property management software
- Strong working knowledge of MS Word, Excel, Outlook and Adobe Acrobat Pro
- Highly motivated and proactive
- Passion for learning
- Excellent organizational skills and ability to multi-task
- Ability to communicate both orally and in writing
- Excellent people skills
