Responsibilities :

  • Property Inspection & Tenant Management :
  • Visit multiple properties regularly to ensure each is in good condition.
  • Check in on any vacant units to confirm readiness for new tenants.
  • Oversee the move-in and move-out process, including unit inspections, tenant onboarding, move-in / move-out instructions, and deposit handling based on inspection results.
  • Create and manage utility accounts for new tenants, ensuring smooth transitions and accurate billing.
  • Manage key access and entry for tenants, ensuring secure and organized distribution and retrieval of keys.
  • Maintain clear and effective communication with tenants, addressing and resolving complaints to ensure a positive experience.
  • Post notices for residents on unit doors and in common areas as needed.
  • Property Maintenance & Repair Coordination :
  • Utilize the Appfolio system to manage customer data, maintenance requests, contracts, and other rental process issues before and after tenant occupancy.
  • Assign work orders and coordinate with maintenance technicians to inspect properties, supervise repairs, and proactively address potential issues.
  • Conduct site visits to ensure all properties are well-maintained and address any arising concerns promptly.
  • Manage purchasing orders and inventory for technicians, ensuring they have the necessary supplies on hand.
  • Collaboration & Communication :
  • Facilitate ongoing communication with the Property Manager, vendors, owners, and other relevant parties to ensure timely completion of maintenance, repairs, and minor construction projects.
  • Discuss and schedule necessary work, ensuring all parties are informed and aligned on project timelines and outcomes.
  • Additional Duties :
  • Perform other duties as assigned to support overall property management and tenant satisfaction.
