POSITION SUMMARY
The Service Technician assists the Service Manager in maintaining the physical integrity and safety of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and employees.
The position requires good judgment, as many tasks are completed with little direct supervision. The Service Technician applies knowledge of carpentry, electrical, and plumbing to diagnose and make repairs on a daily basis.
Flexible work schedule including on-call, weekends, evenings, and holidays.
JOB SPECIFIC COMPETENCIES
- Performs various community maintenance functions including light bulb changes, filter changes, lock repairs / changes, HVAC repairs, painting, etc.
- Inspects and coordinates all make-ready repairs and services.
- Must be aware of property conditions and initiate action to correct unsafe conditions.
- Assists in keeping grounds neat and free of litter.
- Completes all service requests within 24 hours, unless requiring extraordinary parts or labor.
- Performs inspection of exterior lighting of the property.
- Responds to resident service requests and concerns in a timely, professional manner.
- Maintains a clean and organized work environment in the maintenance shop.
POSITION QUALIFICATIONS
- Education : High School Diploma required, college degree preferred.
- Experience : Three to five years of apartment maintenance experience.
- Skills & Abilities : Basic computer skills required. Valid driver’s license, reliable transportation, HVAC certification, CPO certification, EPA certifications Type I and II or Universal required.

- Involves everyday risks or discomforts typical of offices, residences, and commercial vehicles.
- Works both inside and outside in all types of weather.
- May be exposed to dirty and / or hazardous conditions.
PHYSICAL DEMANDS
- Requires standing, walking, climbing, bending, lifting / carrying, and pushing / pulling.
- Vision abilities and ability to hear, listen, and speak required.
