Job Description Summary

The HVAC Technician is responsible for the proper Operation and maintenance of all mechanical systems and equipment. This includes but is not limited to : chillers, cooling towers, fans, pumps, heat exchangers, ancillary support equipment, water treatment, controls and BMS / EMS.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES :

Perform maintenance and repairs to all mechanical equipment and systems.

• Conduct building tours, maintain equipment loss, and report deficiencies for corrective action.
• Respond to all HVAC trouble calls and troubleshoot the systems to meet the operational and comfort needs of the building(s) occupants, where applicable.
• Be proficient n the functionality of the BMS / EMS and understand the sequences required for proper building, equipment and system operations.
• Work with engineers, contractors and consultants in evaluating the proper operation of the building systems.
• Troubleshoot HVAC equipment and controls to determine problems and perform necessary repairs.
• Maintain HVAC equipment on an ongoing basis as part of the facilities preventive maintenance program. .
• Perform other related duties as assigned, assisting other tradesmen, and emergency repairs.
• Adhere to established HVAC work order preventive maintenance schedule.
• Completes work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions.
• Create and maintain all operational SOPs for site specific equipment and systems.
• Ability to work in a team or with minimal supervision
• Must be able to work various shifts, including nights and weekends

QUALIFICATIONS : (Knowledge, Skills, Abilities, and Education and / or

Experience) :

• Minimum of two to five years in a commercial building with field experience in performing preventive maintenance.
• Education or training in HVAC, and controls. Knowledge of HVAC and components.
• Able to work independently and take initiative when necessary as well as capable of working as a member of a team and in conjunction with other trades.
• Must be able to work in a team environment and have excellent customer service skills.
• Prior history with preventive maintenance and ability to operate a variety of tools and mechanical systems.

PHYSICAL REQUIREMENTS

• Will routinely be required to bend, reach and hold awkward positions for prolonged periods.
• Must be able to lift up to 50 lbs. and lift and transport equipment in excess of 200 lbs., with others
• Observant which requires seeing, hearing, and smelling
• Must be physically able to work alone, climb consecutive sets of stairs, and work off ladders, staging, lifts, etc
• Work in confined spaces, stoops, and bends for long periods of time, and works on hands and knees and other uncomfortable positions for extended periods
• Routinely walks to and from various buildings carrying tools, equipment, and other essentials to the job site.
