Responsible for the operation and maintenance of the physical facilities of the site, ensuring that it is clean and safe at all times.
Serve as the project and maintenance team leader, assigning work to other maintenance staff, ensuring that work orders and turnovers are done on time and to industry standard.
ESSENTIAL JOB FUNCTIONS*
- Supervise the physical maintenance work performed by maintenance staff and contractors in the facility to ensure that work is to 2Life standards
- Ensure that maintenance staff is appropriately trained, certified, and licensed, complying with 2Life standards and HUD, Spectrum, and other regulatory agency standards.
- Project manager for all routine inspections of the entire property, including REAC, Metro Housing, Investor, and City of Boston inspections.
- Point person for escalated mechanical tasks and repairs that require mentoring or training opportunities for maintenance staff
- Lead vacant unit turnovers, delegating work needed to ensure they are prepared for re-rental in a cost-effective and timely manner
- Lead maintenance team by delegating activities ensuring that the walkways and lots are clear of ice and snow, ordering supplies, and contacting third party snow removal companies if needed.
- Partner with the Executive Director and Maintenance Director to work with Capital Projects to identify major property repairs needed outside of daily maintenance work
- Provide on-call availability during off-hours to assist with escalated maintenance emergencies
- Interact with residents in a sensitive manner and promptly report any concerns about a resident to the Executive Director
- Reports any accident, injury, or safety concerns to management and completes incident reports immediately
- Performs additional duties, as assigned
KNOWLEDGE, SKILLS & ABILITIES
- Minimum of five years of experience as a superintendent or supervisor in a residential building
- Knowledge of OSHA regulations
- LEED certification desirable
- Knowledge of elevators and high-rise building systems is a must
- Working knowledge of high-efficiency boilers, heating plants, plumbing, heating, HVAC, blacksmithing, and electrical systems
- Proficiency with a mobile device and computer software for record-keeping, communicating and reporting
- Ability to plan, create and utilize organized task management and communication tools
- Ability to obtain Hoisting License, drive Bobcat, Ventrac
SUPERVISORY RESPONSIBILITY
Oversees work of outside service technicians

- While performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc. Must have full use of arms, hands, and finger dexterity to reach, lift, pull, push and feel.
- Ability to work outdoors in winter conditions
- Ability to work in an environment under construction (noise, dust, etc.)
