Job Description : Maintenance Supervisor
Location : Various locations throughout Phoenix Metro
Pay Rate : $50,000 - $55,000 Based on experience
Normal Hours :
Full tim e 40 Hours per week
- Weekly schedule to be set by Asset Director, as required by property operations / owners.
- Maintenance personnel are required to assume duties for after hours on an on-call basis, the schedule for which will be set by the Community Manager or Asset Director as needed by the property.
Essential Job Functions
- Responsible for all phases of the maintenance operations of the property
- Diagnoses, repairs, and maintains pool, pool equipment, HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, some appliances, boilers, heaters, electrical devises, door locks, drywall, painting, some carpentry, electrical components, and any other tasks related to preparing apartment homes for occupancy.
- Adheres to all maintenance and purchasing directives as per standard operating policies and procedures including :
- Property inspections
- Work orders
- Landscaping & grounds
- Safety
- Special maintenance items
- Purchase order procedure
- Stock control systems
- Works with the established budget and notifies the Community Manager of any possible variations.
- Ensures all maintenance requests are handled on an immediate basis, if possible, and residents are notified if parts must be ordered, causing a delay.
- Works with the rental office in the scheduling of vacant units for refurbishing and occupancy
- Assists the rental office with public relations / customer service, including :
- Problem solving with residents
- Set-up for resident functions
- Assisting during resident functions
- Ensures that residents are provided with a clean, safe, and well-maintained community.
- Continually inspect property and record deficiencies and taking the necessary action within budgetary allocations
- Assists the Community Manager with budget preparation and payable review.
- Implements and / or follows preventative maintenance programs for the property and specific equipment guidelines.
- Responsible for complying with safety regulations to avoid injury to self and others, as well as damage to equipment or buildings.
- Responsible to keep supervisors fully informed with both verbal and written communications, including :
- The feasibility of calling outside maintenance
- Requisitioning the purchase of required materials
- Assists with ordering maintenance equipment and parts.
- Assists with researching plans and solutions to community maintenance related issues.
- Reports accidents and emergency situations to the Community Manager immediately
- Responsible for completing all required paperwork in a timely manner including :
- Requested reports
- Pool logs
- Invoices
- Supervises outside contractors related to the maintenance aspect of the community.
- Supervises and motivates all maintenance, housekeeping, and groundskeeping personnel.
- Trains and is responsible for work performed by all staff members under their direction including :
- Performing written evaluations of employees
- Making recommendations for salary increases and / or advancement
- Submitting payroll in a timely manner according to MEB payroll practices
- Establishing schedules and assigning personnel for routine and emergency coverage
- Administering written or verbal counseling as needed
- Reports accidents and emergency situations to supervisors and corporate office immediately and prepares the proper reports.
- Regular and reliable attendance and punctuality at work
- Is aware of and always operates within OSHA (Occupational Safety & Health Act) standards and company safety policies.
- Responsible for thorough knowledge and adherence of the Company’s policies and procedures
- Responsible for maintaining the required property dress code and always ensuring a professional appearance and attitude.
- Responsible for maintaining Grace Hill / Vision training as required.
- Performs other duties as assigned.
Staff Relations
Reports to the Community Manager
Works in harmony and collaboratively with members of the staff, community, and vendors
Language Skills :
Demonstrate ability to communicate clearly and concisely, both verbally and in writing, for business necessities including :
Communications with customers, coworkers, supervisors, and vendors
Emergencies or other situations in which team members must speak a common language for safety.
Experience in producing and presenting formal reports to management.
Possess effective facilitation skills to manage conflict and resolve disputes.
Minimum Qualifications :
18 years of age
Excellent communication skills
Strong organization and time management skills
Positive attitude
Must have own hand tools and is responsible for replacement and repair of tools
Must be responsible for always securing own tools
In the event of lost, misplaced, or stolen tools MEB Affordable and property are not responsible for replacement of tools, this responsibility is the sole responsibility of the employee

Desired Qualifications :
High school degree or equivalent
5 or more years’ experience in the maintenance field
2 or more years’ experience as Lead Maintenance or relevant position
