Job Title : Community Manager
Schedule : Monday-Friday, 8am-5pm (parking provided in private lot)
Duration : 1 to 3 months contract
Location : Portland, Oregon
Pay Range : $25-$30 per hour
Responsibilities :
- Asset Enhancement Strategies : Develop and implement strategies to enhance property value.
- Rent Increase Management : Process and track rent increase notices according to schedule.
- Accounts Receivable : Track and reconcile properties' Accounts Receivables.
- Lease Enforcement : Handle rent collection, late notices, and evictions in compliance with company policies and regulations.
- Financial Management : Collect rents, manage petty cash, and ensure accurate accounting of financial transactions.
- Staff Management : Supervise property staff and coordinate daily operations.
- Community Relations : Foster positive relations among tenants, staff, and the local community.
- Reporting : Submit timely weekly reports and maintain organized records.
- Inspections : Perform property inspections and coordinate with maintenance for repairs.
- Compliance : Ensure compliance with company policies, federal / state regulations, and fair housing laws.
- Resident Services : Assist residents with applications, screenings, and move-in processes.
- Vendor Management : Coordinate vendor selection and relations for quality performance.
- Policy Implementation : Implement company policies and procedures as outlined in the Operations Manual.
- Occupancy Maintenance : Maintain high occupancy rates through outreach and advertising efforts.
- Resident Complaint Resolution : Address resident complaints promptly and effectively.
- Lease Agreement Understanding : Familiarize residents with rental agreements and residency policies.
- Attendance : Maintain regular and reliable attendance during scheduled hours.
- Additional Duties : Perform any other assigned duties as required.
Property Description :
- 10-story building with 90 units
- Secure property located in an area with significant transit traffic
- Full-time coverage required for tenant needs Monday to Friday, including management of the waitlist for available units.
Requirements :
- Property Management Experience : Previous experience in property management or related field required.
- Leasing Experience : Demonstrated experience in leasing, including tenant screening and lease agreement execution.
- Fair Housing Knowledge : Understanding of federal and state fair housing laws necessary.
- Communication Skills : Strong verbal and written communication abilities essential.
- Attention to Detail : Ability to maintain accurate records and follow procedures meticulously.
- Customer Service : Dedication to providing excellent service to residents crucial.
- Organizational Skills : Must prioritize tasks and manage time effectively.
- Problem-Solving : Capacity to identify and resolve issues efficiently.
- Computer Proficiency : Familiarity with property management software and Microsoft Office suite preferred.
- Team Player : Ability to collaborate effectively with colleagues and external partners.
- Flexibility : Willingness to adapt to changing responsibilities and occasional evening or weekend work.
- Lease Agreement Understanding : Thorough understanding of leasing procedures and residency policies.
- Education : High school diploma or equivalent required; additional education or certifications in property management a plus.
