Job Overview
The Maintenance Manager is responsible for managing the day-to-day maintenance operations of all parts of the facility.
Responsibilities and Duties
This position manages all physical and mechanical aspects of the facility and property, including, but not limited to :
- Directs work and tasks performed during routine maintenance, emergency after hours calls, and facility security
- Oversees maintenance of facility, property and equipment to achieve optimal performance regarding uptime, downtime, availability and utilization
- Manages outside contractors and establishes service contracts
- Develops facility and property maintenance schedules, oversees ordering of maintenance supplies, and schedules general maintenance
- Implements corrective measures or recommends equipment upgrades to minimize equipment and operational downtime
- Oversees work performance and conduct of others who report directly to position
- Ensures safety and OSHA protocols
- Conducts routine safety inspections of facility and property
- Maintains inventory of equipment including tools and necessary spares to keep on hand
- Maintains files of warranties, records, licenses, inspections, service agreements, and contracts
- Performs other duties as assigned
Qualifications
A minimum of 2 to 4 years of leadership experience with Facility Maintenance emphasisKnowledge of HVAC, electrical, plumbing, pumps and automated machinery, and ability to troubleshootAbility to read blueprints and electrical schematics2+ years of experience in management / supervisionMust demonstrate proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook)Must have exceptional verbal and written communication skillsAbility to project a professional imageKnowledge of regulatory standards and compliance requirementsStrong organizational, prioritizing and analytical skillsAbility to establish and maintain positive working relationshipsEnvironment
