The primary function of the Construction Manager is to oversee and implement all phases of due diligence, permitting, bidding, and construction of new store and remodel projects for Bob's Discount Furniture.

The Construction Manager will have the ability to effectively communicate with department heads, vendors, code officials and both internal and external team members to ensure appropriate coordination of every aspect of construction projects.

Job Responsibilities

  • Assist with design process for new stores
  • Engage design team and survey consultants for new store due diligence
  • Oversee the due diligence process, obtain and distribute all deliverables
  • Coordinate ordering and deliveries with vendors (lighting, flooring, signage, doors, frames and hardware, energy management system, etc.)
  • Manage competitive bid process for new stores
  • Create and issue project-specific Invitation to Bid for each project
  • Create bid comparison spreadsheet for each project
  • Evaluate and clarify contractors' proposals, value and scope for bids received
  • Provide recommendation to senior management on general contract award
  • Manage the overall construction of new stores
  • Coordinate permit approvals process with permit expeditor
  • Conduct periodic job visits and provide observation reports
  • Document construction progress (photos, etc.)
  • Evaluate and resolve issues that arise during construction
  • Review and submit invoices for approval
  • Evaluate and submit change orders for approval
  • Observe and monitor landlord work
  • Communicate and collaborate with landlords on scheduling of landlord and tenant work
  • Coordinate with utility companies
  • Collaborate with corporate purchasing to order & schedule all BDF-supplied materials
  • Oversee and coordinate IT & LP vendors
  • Coordinate building & pylon signage
  • Work with store setup teams prior to openings
  • Maintain project schedule
  • Cost reconciliations during construction & after project completion
  • Project closeout for completed jobs
  • Work with contractors, vendors and municipalities to obtain signoffs & CO
  • Review and provide comments on proposed contracts & proposals
  • Assist with construction budgets for new projects
  • Assist with value engineering opportunities

Competencies

  • Extensive knowledge of the construction industry, terminology, codes and design disciplines as well as the ability to read, understand, and apply construction standards and plan sets
  • Excellent problem-solving abilities, ability to multi-task, exceptional interpersonal skills and the ability to effectively manage the timely, cost effective, successful completion of projects
  • Must be highly organized, with excellent time management skills, proficient in project management, with ability to manage multiple priorities, complete all required documentation / paperwork, and provide timely and accurate project status reporting
  • Extensive knowledge of Microsoft Office (Excel, Word and PowerPoint)
  • Microsoft Project or similar project management program
  • AutoCAD experience preferred

  • Adobe Acrobat

Work Environment

This role will be a combination of office-based and traveling. For the office portion of the job, a hybrid arrangement of working from home and working from an office may be required.

The office may be based at our corporate office in Manchester, CT or the Company may elect to establish a remote office for this employee.

An estimate of 30-50% of this employee's time should be expected to be traveling. This individual will collaborate extensively with other members of the construction team.

Conference calls (phone and / or web) will likely occur multiple times per week.

Physical Demands

Typical office physical activities (sitting for extended periods of time, typing, talking on the phone, etc.) will be required as well as typical jobsite or travel requirements (climbing ladders above 6', etc.

Lifting of objects over 10 pounds will likely be required.

Expected Hours of Work and Travel

Normal office hours, Monday through Friday will be required for this position. Travel will be required. Trips away from home may range from a few days to a week at a time.

Required Education and Experience

5+ years of big box retail construction project management experience

Preferred Education and Experience

Bachelor's degree
