Property Manager With Commercial Real Estate Experience Needed

The role operates in a hybrid model, requiring in-office presence every other Monday through Thursday (8 days a month for the time being). HQ in Temple Terrace, FL.

Job Description

You will play a vital role in managing and interpreting leases, ensuring accurate entry into our property management software, and maintaining high standards of quality assurance. You will work closely with property managers to address and resolve tenant account issues and contribute to the financial analysis and reporting process.

Responsibilities

  • Create and perform abstracts for all new leases and amendments, completing abstract packages for review.
  • Set up and maintain leases in property management software.
  • Interpret leases and lease language, ensuring accurate entry into the system and handling reporting.
  • Set up and maintain worksheets for Common Area Maintenance and Real Estate Taxes.
  • Review leases and abstractions for accuracy.
  • Calculate percentage rent charges where applicable.
  • Input cash receipts in property management software and follow standard procedures for monthly rent collections.
  • Collaborate with Property Managers to research and evaluate outstanding issues related to tenant accounts, including Common Area Maintenance expenses and budget analysis.
  • Maintain data in the database, ensuring quality assurance for abstracted and entered data.
  • Perform invoice reviews to ensure alignment with tenant obligations for payment.
  • Produce monthly recurring rent variance reports and enter applicable variance explanations.
  • Conduct preliminary reviews of operating expenses to ensure accuracy and proper documentation.
  • Interact with landlords and assist in creating standard forms, policies, and procedures.
  • Produce reports and analyses, including financial reports, as required.

Essential Skills

  • Strong understanding of lease and lease abstract / amendment processes.
  • 3 years of experience in commercial real estate / property leasing.
  • Proficiency in lease abstraction and commercial real estate processes.
  • Experience with invoicing and Common Area Maintenance (CAM) is preferred.
  • Additional Skills & Qualifications

  • Bachelor's Degree in Accounting, Finance, or Business-related field preferred (not required).
  • Proficiency in Microsoft Excel and reconciliation processes.
  • Experience with accounts payable / receivable is a plus.
  • Pay and Benefits

    The pay range for this position is $24.04 - $26.44 / hr.
