Please Note : MUST HAVE 3-5 years already as an Assitant Property Manager in the Commercial / Mix-Use / Retail / Industrial field- no current community living, apartment, condo property management exp will be considered.
Assistant Property Manager - Commercial Property for one of our clients in Atlanta, GA .
Major Responsibilities :
- Establishing and maintaining excellent relationships with tenants, vendor partners, building staff, and visitors.
- Providing a high level of service via prompt response to service requests and overseeing timely completion of all work orders.
- Assisting with coordinating all tenant events.
- Preparing tenant billings.
- Assisting with preparation of annual operating expense budget.
- Resolving maintenance and vendor issues related to janitorial, security and parking.
- Receiving, coding and processing all invoices and expense reports.
- Preparing and distributing all tenant correspondence to include memos and bulletins.
- Conducting thorough monthly property inspections to ensure site cleanliness.
- Ordering office supplies and tenant signage.
- Maintaining accurate lease and vendor files.
- Providing other administrative duties as assigned by property manager and chief engineer.
- Assisted with promoting a high level of tenant and owner satisfaction.
- Assisted with coordination of all tenant events to include site selection and menu planning.
- Assisted with preparation of operating expense budget.
- Resolved janitorial, security and parking issues.
- Maintained all vendor contract files and tenant lease files.
- Maintained all vendor Certificates of Insurance to include verifying limits and tracking expirations.
- Received, coded and processed all invoices and expense reports.
- Prepared and distributed bulletins and memos.
- Tracked and input all employee payroll hours and Paid Time Off.
- Conducted monthly property inspections to ensure site cleanliness.
- Ordered office supplies.
- Provided other administrative duties as assigned by Property Manager and Chief Engineer
- This is a high demand environment with a significant amount of ongoing construction management
Required Qualifications :
- A Bachelor's Degree is desired
- 2-3 years similar customer oriented experience in a high demand commercial real estate sector
- Previous exposure working within construction management arena , where multiple balls are juggled and not dropped
- Professional, articulate, well rounded demeanor
- Promotable potential candidate.
