Regional Director of Purchasing
Direct aspects of the Regional Purchasing / Operations Team. This includes scheduling, communicating, and monitoring the execution of the daily and long-term objectives of the Design Team, Negotiating Team, and Operations Team.
The responsibility of this position includes hiring, performance counseling and performance evaluations for these positions.
This includes ensuring that procedures are in place and being followed, that information is provided for the field, other departments and to the divisions as needed and that schedules are followed, and reports and information is provided in a timely manner.
Must keep up with the changing needs of the divisions and the services that can be provided by the ROC and the local purchasing departments and implement or change processes as needed.
Responsibilities
- Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Leads and directs all aspects of the Regional Team
- Ensure compliance to Purchasing Policies and Procedures throughout the Region to include Sarbanes-Oxley.
- Coordinate the use and further development of the automated purchasing system and other systems used within the department with the national process improvement team.
- Lead the cost-saving strategy through the Purchasing Managers and negotiations with Trade Partners in conjunction with National Operations / Purchasing
- Standardize all aspects of Purchasing across the Region and coordinate with National team
- Establish and implement new procedures as technology and needs change.
- Work with local purchasing departments to enhance the performance and service provided to the divisions.
- Communicates, implements, and assures compliance to all regional and national purchasing programs.
- Develop other divisions in the region to standard contracting methods.
- Ensure Starts are processed on time and accurately.
- Work with National Team to implement local Cost Savings using Value Engineering
- Effect reductions identified in National reports and insure follow up
- Participate as needed in cost reduction meetings by attending any division meetings with National Team
- Review systems and systems enhancements
- Work with local Divisions to reduce Extras and Take-Off Charges.
- Ensure Budgets are accurate and complete.
- Ensure the timely and accurate payment of all invoices.
- Review the Month End Reports for accuracy and use to keep pricing changes under control.
- Review monthly cost comparisons for Suppliers / Trade Partners and negotiate to the lowest cost possible.
- Insure implementation of National Programs and compliance in the Region
- Ensure Purchasing Department is taking advantage of our volume to increase quality and reduce cost wherever possible.
- Oversee the Plan Production, Redline Process, and Spec Change Process, for the Region and suggest cost efficiencies and Value Engineering using the standards established in national guidelines
- Communicate to Sales and Marketing new plans, options, and feature changes.
Qualifications
- Computer literate with the ability to work with AS-400 and Windows
- Full understanding of residential construction and architectural design
- 5 years of residential construction / architectural experience preferred
- College degree or related experience
- Professionally perform multiple, detailed-oriented tasks with simultaneous deadlines
- Good writing and organization skills
- Possess strong work ethic, integrity and loyalty
- Team player with the ability to work well under pressure and manage others
- Ability to travel
