Maintenance Technician

Aventura at Assumption Village -

The Maintenance Technician performs interior and exterior repairs of building structure, major and minor plant equipment, and equipment used by various facility departments.

This work will be performed on both a scheduled and as-needed basis. The Maintenance Technician will assist in the development and perform all duties in preventative maintenance of the facilities equipment.

The Maintenance Technician also assumes the Maintenance Workers and Porter duties as needed and assist Maintenance Porters with waste removal.

Maintenance Tech will report directly to the Plant Operations Manager. Maintenance Technician will be on call and will work rotating weekend.

Hours :

FT position-40 hrs / week

Rotating weekends / holidays

ESSENTIAL JOB ACCOUNTABILITIES :

Demonstrates the Aventura Health Groups mission and values of Health, Care and Warmth.

Coordinates repairs with other departments. Orders parts and supplies needed to complete repairs from vendors.

Assist vendors in testing fire, sprinkler alarms and emergency generator. Responsible for maintaining maintenance records and fuel levels for emergency generator logbook.

Conducts fire drills and other emergency disaster drills according to state regulations. Assist when needed to cover orientation of new staff members.

Responds quickly in emergency, notify appropriate personal and follow safety procedures.

Performs inspections of facilities and grounds. Some of these will include Monthly fire inspection, Fire extinguisher monthly inspection, HVAC building inspection Quarterly, Dryer vent inspection and cleaning, Emergency lighting inspection, Resident wondering equipment inspection, Lift inspection, Sprinkler head dusting inspection, Eye wash station Inspection, Temperature inspections water and air, door latching inspection, HVAC work.

Assist in contractor testing, inspection, and repair including electrical systems and mechanical systems.

Reports supply and equipment needs and maintains record of supply / equipment purchases.

Maintains tools and equipment in good working order.

Ensures that work and storage areas are neat and orderly. Workstation should be clean and neat at the end of each day.

Pulls work orders on regular bases. Assumes Maintenance Workers and porter duties as needed. Assist with resident room changes.

Reports condition of equipment and facility to Manager.

Pest control : undertake activities such as spraying insecticides and documenting pest control activities.

HVAC SPECIALTY (Preferred)

Knowledge of Heating, Ventilation, and Air conditioning equipment and systems preferred. Performs preventive maintenance, repairs, and record keeping of all plant equipment.

Maintains temperature control devices. Cleans adjust and calibrates all plant equipment to ensure a comfortable environment.

Repair refrigeration equipment, operates and maintains all plant equipment.

Preferred HVAC Environmental Protection Agency (EPA) Certification.

OTHER JOB ACCOUNTABILITIES :

POSITION REQUIREMENTS :

High school diploma or G.E.D.

At least one-year field work in general areas preferred

Demonstrate ability to operate hand and automated power tools and be proficient in measuring instruments.

Demonstrate ability to follow written and oral instructions.

Demonstrate ability to perform duties inside and outside the facility.

Demonstrate good mental and physical health.

Demonstrate ability to withstand constant standing and walking, frequent lifting and moving.
