Job Type : Full-Time, Hourly-Non-Exempt

Location : Denver, Colorado

Supervisor / Manager : Property Manager

Pay Range : $24.04-$31.25 / hour

Role Description :

Focus Property Group owns a large portfolio of commercial properties in the Downtown Denver area and surrounds. We are looking for a hands-on Maintenance Technician to join our in-house Property Management team.

The successful candidate will have a keen eye for detail, a proactive approach, outstanding customer service skills and will be highly accountable in maintaining our properties.

Location : Downtown Denver and surrounding areas including Boulder.

What you’ll do to make a difference :

• Ensure all service requests and repairs are performed correctly and in a timely manner.
• Execute all maintenance requests through our ticket portal that include but are not limited to painting, drywall repair, locksmith issues, cleaning projects, landscaping, snow removal, minor electrical, plumbing, carpentry work and general maintenance as assigned.

Communicate work order status and / or completion to Property Manager.

• Work with Property Manager to maintain an effective preventative maintenance program.
• Work with Property Manger to adhere to budget guidelines.
• Maintain a strong relationship with tenants and vendors.
• Work with Property Manager to monitor the performance of vendor services to ensure compliance and the standards established in the service agreement are being met.
• Work with Property Manager to perform property inspections on a regular basis and make recommendations to maintain and enhance the building environment and amenities.
• Operate light equipment such as pick-up trucks and snowplows, landscaping equipment, snow blower, power washer, power tools, manual hand tools and similar equipment.
• Ensure that all equipment is properly maintained and conforms to safety standards.
• Ensure that all general safety, and fire prevention regulations are enforced, and safe working habits are promoted throughout our properties.
• Ensure compliance with policies for the safe storage, usage, and disposal of hazardous materials.
• Contribute to building morale and a successful team environment.

Competencies :

• Excellent problem-solving skills and attention to detail.
• Ability to work independently and as part of a team.
• Excellent communication and interpersonal skills.
• Competent using Microsoft Suite.
• Experience and ability to use smart devices and property management software, AppFolio experience a plus.
• Proficient in using hand and power tools.

Education / Experience :

• High School diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
• 3+ Years of commercial maintenance experience - Basic understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.

Work Environment :

• Ability to stand, walk, bend, and climb stairs / ladders for extended periods. Occasionally required to sit.
• Comfortable working in various weather conditions and environments.
• The noise level in the work environment is usually moderate.
• Must be able to occasionally lift and / or move up to 75 pounds.
